Assistant Service Manager

Elmwood Terrace Apartments, a 220-unit community, is seeking an experienced maintenance professional to grow into a key leadership role.

Responsibilities

• Partner with the Service Manager to oversee daily maintenance operations and work order completion
• Coordinate apartment turns, preventative maintenance programs, and scheduling priorities
• Troubleshoot and repair HVAC, plumbing, electrical, appliance, carpentry, and general maintenance issues
• Maintain inventory, tools, equipment, and maintenance supplies
• Assist with training, coaching, and supporting Maintenance Technicians
• Perform property inspections and ensure Morgan standards are consistently met
• Support emergency maintenance needs through a rotating on-call schedule

Schedule

• Monday – Friday: 9:00 AM – 4:00 PM
• Rotating on-call schedule for emergency maintenance

Requirements

• 2–4 years of apartment maintenance, facilities maintenance, or related experience
• Strong HVAC, plumbing, electrical, appliance, and troubleshooting skills
• HVAC/EPA/CFC certification strongly preferred
• CPO certification preferred
• Previous experience leading, mentoring, or training maintenance staff is highly valued
• Valid driver’s license and reliable transportation
• Proactive, solutions-focused mindset and commitment to excellent customer service
