About the Role
This position, along with the Service Manager, is responsible for overseeing the physical property, general maintenance repairs, apartment make-ready, preventative maintenance, and construction/rehabilitation projects for an apartment community. Must be able to handle grounds keeping and pool duties as needed. Reports to Community Manager and Service Manager.
Responsibilities
- Respond to resident/management requests and work orders, using work orders and schedules to establish priorities.
- Determine with the Lead Maintenance Technician requests or emergencies that should be top priority.
- Repair/replace appliances (e.g., garbage disposal, refrigerators, stoves, dishwashers).
- Repair/replace plumbing (e.g., water lines, water pressure, fixtures, faucets, drain lines, boiler temperatures, water closets).
- Repair/replace air conditioning/heating/electrical systems (e.g., fans, thermostats, condensers, fuses, evaporator coils, Freon pressures and leaks, plugs/outlets).
- Repair/replace apartment materials/maintenance requests (e.g., carpet repairs, window treatments, paint, tiles, cabinet doors/drawers, hardware, light bulbs/fixtures, vent fans, locks).
- Identify and correct hazardous property conditions to mitigate liability risks.
- Follow mold policy/procedures as set forth by the company.
- Tour property daily to identify deficiencies (e.g., roofing problems, transformer issues, loose guardrails/fences, broken windows, fallen fixtures, slippery areas, mechanical gates, cracked sidewalks, foundation problems, leaks, landscaping hazards, broken glass, burned-out lighting). Report findings to Lead Maintenance Technician, Community Manager, or Regional Supervisor.
- Secure storage/pool areas, check timers, and listen for electrical shorts or malfunctioning motors.
- Complete written property safety audits periodically.
- Perform preventative maintenance on equipment and units (e.g., replace air filters, clean/lubricate machinery).
- Complete interior preventative maintenance checklists for all apartments as directed.
- Prepare vacant apartment units for move-in, including repairs/replacements outlined on the make-ready checklist.
- Apply touch-up and full-paint as needed to interior and exterior of apartment homes.
- Clean out trash from apartment homes before, during, and after make-ready activity.
- Assist in daily preparation of show units and model apartments.
- Check gates to pool area for proper operation and ensure gates are always locked.
- Maintain organization and cleanliness of work areas and maintenance shops.
- Work at other properties as required by management.
- Function as a member of the Property Emergency Team for hazardous weather, fires, floods, or freezes.
- Follow the Company’s confidentiality policy regarding operations, activities, and business affairs.
- Adhere to legal and ethical standards, practicing proper safety techniques.
- Report mechanical/electrical malfunctions, injuries, or accidents immediately.
- Wear appropriate safety equipment at all times.
- Ensure accuracy of timeclock punches and approve timecards at the end of each pay period.
- Assist in special projects or activities as designated by the company (e.g., due diligence, property acquisition/disposition).
Requirements
- High school diploma or equivalent.
- Two (2) years of multi-family experience or equivalent combination of education, training, and experience.
- HVAC/Freon Recovery certification or ability to become certified within the first 6 months of employment.
- Training in household repairs, plumbing, and mold detection/resolution preferred.
- Certified Apartment Maintenance Technician (CAMT) preferred.
- Certifications/permits required by city or state (e.g., pool operations).
Skills
- Ability to handle plumbing repairs, tile work, HVAC equipment, appliance repair, carpentry repairs, electrical repair, and all facets of apartment make-ready.
- Proficiency with maintenance tools (e.g., key machine, augers, lead detector, ampere meter, volt meter, recovery machine, manifold gauges, charging cylinders, steam clean/shampoo machine, spray paint rig, electric saws, cordless screwdriver, drill, air conditioners, boiler, water heaters, chlorine test kit, various screwdrivers, wrenches, pliers, wire crimping/stripping tools, hammers, ladders).
- Ability to apply common sense and understanding to carry out instructions and plans.
- Excellent interpersonal skills for interacting with residents, vendors, contractors, employees, and clients.
- Ability to read and write in English to interpret diagrams, meters, instructions, and reports.
- Basic knowledge of compressor diagnosis, appliance repair, fire sprinklers, and irrigation systems.
- Basic knowledge of OSHA requirements and local, city, and state ordinances.
- Must supply own hand tools.
Physical Demands
- Regularly required to walk, sit, use hands, talk, and hear.
- Occasionally required to reach with hands and arms, stoop, kneel, crouch, or crawl.
- Must have close vision, distance vision, peripheral vision, depth perception, and ability to adjust focus for extended periods (e.g., computer screens, mobile devices).
- Must be able to push, pull, lift, or maneuver weights of up to 25 pounds independently and up to 50 pounds with assistance.
- Must be able to physically access all exterior and interior parts of the property, including common areas and amenities.
- Must be able to bend, stoop, climb, reach, carry objects, and crawl in confined areas.
- Must handle moderate to high stress due to deadlines.
- Periodic travel within and outside assigned geographical area for training, assisting at other properties, or business meetings. Reliable transportation required.
- May require airline travel, out-of-town, or overnight trips.
- Regularly called to work overtime to meet property demands.
- Scheduled for on-call emergencies; must respond within 15 minutes and be on premises within 30 minutes.
Working Conditions
- Moderate noise levels, with periodic exposure to higher noise when using power tools.
- Routine exposure to outdoor environments (heat, cold, damp, rain).
- May be required to work odd schedules and/or holidays.
