Responsibilities
- Accountable for the property budget as set forth in Company guidelines
- Leasing apartments at optimum rent levels and keeping vacancies to a minimum:
- Converting walk-in prospects into secured leases.
- Converting telephone calls and emails to appointments.
- Maintain a waiting list and follow up on waiting list applicants.
- Follow up on Guest Cards by letter, telephone, and email.
- Screens applicants to include requesting and reviewing credit reports, employment references, and rental references.
- Lease preparation.
- Move-in orientations.
- Maintain Move-in List.
- Handle subleases, renewals, extensions, and vacating notices.
- Preparing prospect kits, move-in kits, move-out kits, and other promotional materials as needed.
- Promote Preferred Employer Plan.
- Maintain the Resident Renewal Program.
- Proactively solicit residents' input and opinions regarding their residency in our community.
- Make recommendations regarding resident programs and/or policies to Management.
- Strategize to maximize resident retention.
- Facilitate a resident environment that permits peaceful and quiet enjoyment.
- Work in partnership with our residents and the community at large to determine solutions and accomplish goals.
- Maintain a twenty-one-day letter file and initiate relevant letters.
- Leasing Office Operations
- Ensure policy and procedure are followed.
- Maintain a professional and attractive appearance in the rental office and model: plants, accessories, and furnishings.
- Daily file maintenance.
- Answering telephones.
- Arranging utility connections and disconnections and maintaining the utility ledger.
- Walking vacant and inspecting ready units as necessary.
- Walking the property and performing property work as needed.
- Follow up on general complaints to include pet violations, resident handbook violations, auto violations, noise violations, and other miscellaneous resident complaints in compliance with Customer Service Program and philosophy.
- Collecting delinquent rent.
- Checking apartments for skips using the delinquency as a reference.
- Handling move-out processing.
- Maintain Availability Roster.
- Coordinate with service on turnover scheduling; set availability dates.
- Working delinquencies.
- Entering resident rent payments into MRI and making bank deposits.
- Reviewing all paperwork prepared by leasing staff.
- Enforcing guest card procedures and follow up.
- Informing proper authority of trespassers and solicitors on property.
- Assisting with and promoting social activities as needed.
- Other duties as assigned.
Requirements
- Education: High School Diploma or equivalent.
- Experience: Outstanding sales ability and one year of leasing experience in a computerized environment. Supervisory experience preferred.

Must Have
- Command of the English language
- Valid driver's license within the state of residency and proof of automobile insurance. Must provide own transportation.
- Some weekend work required

Additional Requirements
- A valid driver's license and proof of insurance required, along with a passing criminal background check and pre-employment drug testing.
