ESSENTIAL JOB DUTIES

  • Ensuring the smooth running of our community in a fast-paced environment.
  • Aid the Property Manager with the overall operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
  • Provide superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability.
  • Complete lease/renewal paperwork to ensure completion of company standards.
  • Track and evaluate advertising, and all client traffic.
  • Aid the team by maintaining and modeling the Cushman & Wakefield mission to be the best national management company.
  • Aid the Property Manager with the day-to-day operations of entire on-site team, ensuring that all Cushman & Wakefield policies and procedures are being followed.
  • Maintain effective on-site staff through interviewing, hiring, and coaching team as necessary.
  • Maintain residents' files in accordance with company standards.
  • Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up.
  • Manage and maintain all aspects of overall community budget and finances.
  • Work with leasing staff to ensure that leasing/marketing goals are being met.

COMPETENCIES

  • Effective communication and customer service skills.
  • Computer literate, including Microsoft Office Suite and internet navigation skills.
  • General office, bookkeeping and sales skills and excellent oral and written communication skills.
  • Determine leasing opportunities of staff and work on goal setting – improving the performance of each staff member.
  • Supervise day-to-day operations of the team, ensuring that all C&W policies and procedures are being followed.
  • Work with leasing staff to ensure that leasing/marketing goals are being met.
  • Be able to manage a team.

  • Perform any other related duties as required or assigned.

WORK ENVIRONMENT

  • This job operates in a professional office environment.
  • This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
  • Regularly required to travel outside between properties in varying weather conditions.

PHYSICAL DEMANDS

  • While performing the duties of this job, the employee may need to stand and walk for extended or continuous periods of time.
  • The employee must be able to ascend and descend staircases, ladders, and/or step stools and may be required to travel outside between buildings in varying outdoor weather conditions.
  • The employee may also be regularly required to remain in a stationary position (sit or stand) for 85% of the time; regularly operate office machinery.
  • The employee must be able to exert up to 25 pounds occasionally, and/or up to 25 pounds frequently, and/or up to 25 pounds of force constantly to lift, carry, push, pull, or move objects.

IMPORTANT EDUCATION

  • Bachelor’s Degree preferred
  • High School Diploma, GED, Technical or Vocational school required

Important Experience

  • 3+ years of Property Management experience
  • 1+ years of Management experience

COMPENSATION

  • $22.10 - $26.00
