Summary/Objective
The Assistant Property Manager assists their assigned Property Manager with all facets of property operations. The level of involvement will be determined by the Property Manager, and specific responsibilities may vary accordingly.
Responsibilities
- Perform periodic site inspections.
- Assist the Property Manager in collecting delinquent rent and other charges (negotiations with severely delinquent tenants are handled by the Property Manager).
- Research and prepare default letters.
- Prepare common area maintenance reconciliations in conjunction with the property accountant for Property Manager review.
- Code vendor invoices.
- Reconcile tenant accounts and make account adjustments.
- Prepare initial drafts of certain components of monthly reports.
- Draft lease abstracts for Property Manager review.
- Assist the Property Manager in preparing and collecting estoppel certificates.
- Prepare "What’s Happening" notices for projects.
- Maintain updated service contracts for all properties.
- Maintain updated certificate of insurance information for tenants and contractors.
- Maintain updated records of real estate licenses.
- Maintain updated tenant and contractor lists.
- Track and implement rental increases with assistance from accounting and the Property Manager.
- Assist the Property Manager in collecting gross sales information.
- Handle and track all work orders for assigned properties.

Requirements
- 4-year college degree preferred.
- 2-4 years of retail/commercial property management experience.
- Valid work authorization in the U.S. without current or future need for visa sponsorship.
