About the role
The Assistant Property Manager supports the Property Manager in managing a property or group of properties. They assist with lease administration, vendor supervision, property inspections, budget development, and monthly reports.
Responsibilities
- Aid in lease administration, including document preparation and execution.
- Supervise vendors and maintenance staff, performing regular inspections and recommending necessary alterations and maintenance.
- Assist in developing and controlling operating and capital budgets, preparing monthly reports, and coordinating tenant improvements and capital projects.
- Respond to tenant needs, ensuring prompt resolution of issues and maintaining positive relations.
- Implement and monitor tenant needs assessments, manage lease compliance, and oversee rent collections.
- Manage day-to-day financial transactions, including accounts receivable, accounts payable, and collection of rents and charges.
- Ensure compliance with TW policies and maintain current insurance certificates.
- Communicate with project accounting personnel and prepare monthly ownership reporting.
- Show spaces to prospective tenants (where required by state).
- Conduct tenant training meetings and implement ongoing tenant contact/relations programs.
Requirements
- Bachelor’s degree in Business Management, Finance, Accounting, or a Human Resource Management-related discipline.
- RPA designation in progress preferred.
- Possession of a Real Estate License where required by state law.
- Minimum 3 years of property management experience, preferably in commercial/Class A Office management.
- Intermediate to advanced proficiency in MS 365 Word, Excel, and Outlook.
- Proficiency in Angus and accounting software such as MRI, Yard, or CTI.
- Ability to keep information strictly confidential.
- Strong desire to succeed in an entrepreneurial environment.
- Exceptional oral and written communication skills.
- Strong customer service orientation.
