About the Role
The Assistant Property Manager works closely with the Property Manager to support the day-to-day operations of the apartment community and building(s). This position is responsible for providing quality service to residents, supporting the efficient operation of the property, and completing required administrative tasks. The role offers the opportunity to gain hands-on property management experience and develop the skills needed to potentially advance into a Property Manager role. The ideal candidate is eager to learn, take on additional responsibility, and grow within property management. This position reports to the Property Manager.
Responsibilities
- Assist the Property Manager by providing high-quality service to residents while ensuring efficient operation of the building, economically and socially, following and enforcing all fair housing, local landlord-tenant laws, and regulations.
- Assist in the collection of rent and other income.
- Prepare and deliver notices to residents (e.g., Lease Violation, 30-Day Termination, 10-Day Termination, Non-Payment of Rent, 24-Hour for Entry, and Abandonment).
- Work with the Property Manager to effectively market the property and maintain a positive community image.
- Coordinate all activities related to apartment rentals, move-ins, move-outs, and lease renewals, interacting directly with prospective and current residents to achieve maximum occupancy and ensure resident retention.
- Perform janitorial tasks in and around the property as needed.
- Perform other related duties as assigned by the Property Manager and/or Regional Property Manager.
Requirements
- High school diploma or equivalent required.
- Minimum of 6 months to 2 years of hospitality, office management, or administrative experience. Professional training may substitute for experience.
- Ability to effectively manage and solve problems.
- Excellent time management skills with a proven ability to meet deadlines.
- Proficiency with computers, including property management software, word processing, spreadsheets, email, and web browsing.
- Ability to write legibly.
- Strong interpersonal and collaborative skills to work effectively with vendors, residents, and co-workers.
- Excellent verbal and written communication skills to interact with people from diverse backgrounds.
- Proactive and independent with the ability to take initiative.
- Valid driver’s license and ability to drive a car for errands and travel between properties.
- Familiarity or willingness to learn laws, regulations, and best practices applicable to Fair Housing.
- Proficiency with Yardi (training provided), Microsoft Office Suite, and related software.

Physical
- Frequently required to perform moderately difficult manipulative tasks such as typing and writing.
- Must be able to walk, stand, and sit for extended periods.
- May be asked to lift up to 25 lbs.
Sensory
- Frequently required to read documents, watch training videos, and read numbers on a computer screen.
- Must be able to distinguish normal sounds with some background noise, such as phone calls and interactions with management, co-workers, and staff.
- Must be able to speak clearly and understand/be understood using the English language.
Cognitive
- Frequently required to concentrate on intense detail with constant interruption.
- Must be able to attend to a task/function for 1 hour or more.
- Frequently required to understand and relate to specific ideas, several at a time.
- Must be able to remember multiple tasks/assignments given to self and others over several days.
Environmental Conditions
- Exposure to dust, potential loud noises, glare from computer screens, heat, and air conditioning.
Equipment
- Frequently required to use a computer, mouse, keyboard, scanner, telephone, copier, and fax machine.

Work Environment
