About the role
We are seeking a reliable and ambitious Assistant Property Manager to join our team. This role involves supporting the Property Manager with leasing, collections, resident services, and maintenance oversight, ensuring the property maintains high standards and providing excellent service to residents and staff.
Responsibilities
- Address delinquent accounts and initiate the eviction process, filing necessary documents and attending court hearings if required.
- Avoidance of delinquencies and ensure timely collection of payments.
- Handle all activities related to apartment rentals, move-ins, resident insurance, and lease renewals as needed.
- Schedule appointments for potential prospects and residents.
- Maintain accurate resident records, including account setup (names, lease dates, charges, and credits).
- Process security deposit refunds and ensure positive resident relations.
- Record all resident correspondence and assist in validating rental eligibility.
- Promote resident retention programs and address resident concerns promptly.
- Provide support in the absence of the Property Manager and assist in managerial duties as directed.
- Create monthly reports covering renewals, rents, leasing, resident retention, and maintenance.
- Train and coach office staff as directed by the Property Manager.
- Attend staff meetings and take minutes when necessary.
- Assist in collection and processing of all payments and purchase orders.
- Aid in any requested work to be done on the property and ensure completion.
- Build and maintain relationships with vendors, ensuring proper invoicing and handling vendor statements.
- Oversight lease and renewal processes, ensuring accuracy and compliance with policies.
- Maintain renewal records and assist with marketing and follow-up for leasing.
- Adhere to federal and state Fair Housing Laws, as well as company policies, ensuring legal and regulatory compliance.
Qualifications
- Associates degree (A.S, A.A.) from a two-year college or university, or two to three years of related experience and/or training, or equivalent combination of education and experience.
- Prior experience in property management or managerial experience in a sales/customer service role.
- Valid driver’s license, good driving record, and auto insurance may be required for traveling between properties.
