About the Role
The Assistant Property Manager is a reliable team player with a passion for quality and customer service, able to create and maintain strong, professional relationships with tenants and colleagues. This role supports the Property Manager in all facets of property management and oversees operations during the Property Manager’s absences.
Responsibilities
- Assists the Property Manager with all aspects of management at multiple properties.
- Oversees management during Property Manager absences.
- Assists with the preparation of marketing plans to maintain optimal occupancy levels.
- Supports the leasing process from initial application to move-in, including resident orientation.
- Maintains and updates the waitlist.
- Ensures compliance documentation aligns with program regulations and obtains approval for new move-ins and recertifications.
- Manages financial activities, including rent collection and monitoring delinquent accounts.
- Codes invoices and submits them to the central office for entry into the A/P system.
- Resolves tenant concerns and complaints in accordance with MWHS’s high customer service standards.
- Processes work orders and monitors unit turnarounds.
- Conducts physical inspections of properties to ensure work quality and completeness.
- Maintains property maintenance logs, inventory of supplies and equipment, and manages community space rentals.
- Prepares reports to assist in the efficient management of the development under the Property Manager’s direction.
- Prepares and delivers notices to residents as needed.
- Follows and enforces fair housing, landlord-tenant laws, and regulations under the Property Manager’s guidance.
- Attends training for continued professional growth.
- Encourages community development and collaborates with Resident Services Coordinators.
- Works with residents and staff to host local events in community spaces at the Property Manager’s direction.
- Regular and consistent attendance is required.
Qualifications
- High School diploma or equivalent education is required; college or training in property/real estate management or a bachelor’s degree is preferred.
- Bilingual language skills in Spanish is a plus.
- 1 year of experience in Property Management or Leasing required.
- Experience with Low Income Housing Tax Credit is a plus.
- Computer skills and knowledge of MS Office required.
- A valid driver’s license and a good driving record are preferred.
