Job Summary
The Assistant Property Manager reports to and assists the Property Manager. Responsibilities include operational goals, cash flow generation, customer service, leasing, office management, and support.
Duties/Responsibilities
- Oversees the office in the absence of the Property Manager and ensures daily bank deposits.
- Supports, coordinates, and facilitates leasing, resident retention, concessions, and customer service activities.
- Leases units, generates traffic, responds to inquiries, negotiates leases and renewals, maintains resident files, ensures timely move-ins, and handles maintenance requests.
- Maintains a positive attitude and displays courtesy to residents, clients, and guests.
- Manages resident files, contacts delinquent residents, and communicates notices.
- Processes renewal notices, resolves issues, attends social events, and inspects vacated units.
- Maintains property aesthetics, reports safety hazards, and follows policies and procedures.
- Collects rent, processes paperwork, and completes reports.
- Performs administrative tasks, such as purchasing orders and invoices, and attends training programs.
- Assists with marketing and resident relations.
- Adheres to a varied work schedule, including weekends and holidays.
- Completes paperwork for rental assistance vouchers and follows SOPs for rent collections.
Skills/Abilities
- Familiarity with federal, state, and jurisdictional laws and regulations concerning multi-family housing and Fair Housing.
- Sales knowledge, skills, and ability to sell products and services.
- Customer service and conflict resolution skills.
- Knowledge of general bookkeeping, accounting practices, and property management business procedures.
- Organizational skills to maintain records and schedules.
- Communication skills, both verbal and written.
- Proficiency with Microsoft Office applications.
- Ability to learn and operate RealPage OneSite.
- Confidentiality and discretion.
Administrative Requirements
- Ensures adherence to policies and safety rules.
- Reports incidents as required.
- Adheres to a varied work schedule, including weekends and holidays.
- Attends and participates in training programs and events.
- Performs other related duties as assigned.
Education and Experience
- High school diploma/GED or two to three years related experience in property management, leasing, hospitality, or a related field.
- Experience in customer service, sales, and/or leasing.
