About the role
The Assistant Property Manager supports the Property Manager in all aspects of community management, including daily operations, resident satisfaction, property value enhancement, and collaboration with the property management team. This role requires flexibility to address needs ranging from marketing to facilities management to financial reporting.
Responsibilities
- Take an active role in leasing apartments daily.
- Work in the CRM to contact and advance the sales pipeline.
- Learn about the company’s competition and coach teammates on market conditions.
- Monitor traffic sources, prospect tours, conversion ratios, current media plans, and marketing data for accuracy.
- Make recommendations based on competition and community needs to maintain budgeted occupancy.
- Assist in ensuring timely completion and follow-up of service requests.
- Build relationships with residents, create activities, and establish communication channels.
- Support resident retention programs and escalate resident concerns as necessary.
- Help adhere to the community budget.
- Assist in collecting and minimizing delinquency each month.
- Maintain accurate records of community transactions.
- Assist in adhering to established policies related to the Fair Housing Act.
- Ensure compliance with all company, local, state, and federal safety regulations.
- Maintain resident files and accuracy of administrative paperwork.
- Confirm collection and posting of rents and fees.
Requirements
- High school diploma or GED.
- Previous apartment community experience.
