Responsibilities
- Greeting prospects.
- Qualifying prospective residents.
- Answering the telephone and obtaining appointments.
- Touring model and making-ready units.
- Closing the sale.
- Aiding the Property Manager with rent posting, notices, and other administrative duties.
- Preparing monthly newsletters for residents.
- Creating flyers and other resident correspondences.
- Regularly marketing on an ongoing basis.
- Building rapport with federal, state, and local agencies, potential employers, and other potential sources of prospective residents.
- Accompanying the Property Manager to market area vendors, attending Apartment Association functions, and Chamber meetings.
- Accepting applications for residency.
- Checking applications for completeness.
- Explaining application fees and deposit fees.
- Determining move-in dates and apartment preferences.
- Processing necessary checks for final management approval.
- Completing leases and addendums.
- Explain lease terms.
- Have a thorough understanding of rental application, lease agreement, and related documents.
- Understand the competition, including amenities, prices, etc.
- Preparing weekly traffic reports.
- Fulfilling lease renewal and recertification processes.
- Notifying maintenance of service requests.
- Writing up service requests.
- Following up with residents to ensure service satisfaction.
- Filing service requests at completion.
- Ordering all office supplies.
- On a rotation basis, or as needed, performing shared exterior maintenance duties, such as monitoring grounds, picking up trash, trimming, weeding, painting, cleaning, and arranging pool furniture.
- Maintaining cleanliness and freshness of clubhouse, office, and public areas.
- Preparing refreshments for prospective residents.
- Accepting rental payments.
- Being able to fill the position of Property Manager and/or Leasing Consultant in the absence or vacation of either.
- Following owner and management procedures and requests as directed.
Qualifications
- Computer skills and word processing skills are necessary.
- Must be able to work at least a 40-hour work week and be available as staffing needs on weekends.
Physical Requirements
- Stand and walk or sit alternatively depending on specific needs of the day.
- 60% of time is spent on feet and 40% of time is sitting at desk.

- Inspect and show property, open/close doors

- Operation of office equipment
- Lifting/Carrying (paperwork, deliveries, files, miscellaneous)
- Rare need (less than 1% of the time) 20 lbs. – 25 lbs.
- Occasional need (1% to 55% of the time) 10 lbs. – 20 lbs.
- Frequent need (33% to 66%) Under 10lbs.
- Constant need (66% to 100%) to perform the following physical activities:
- Standing and walking activities related to inspecting and presenting property
Hearing Requirements
- Constant need (66% to 100% of the time) to communicate over telephone and in person with property owners, corporate and property management, vendors, and residents.
Speaking Requirements
- Constant need (66% to 100% of the time) to communicate over telephone and in person.
Driving Requirements
- Frequent need (20% to 25% of the time) to utilize personal transportation to inspect apartment property and surrounding neighborhood, make trips to the bank, and visit the Home Office.
- Must have valid driver’s license and automobile insurance.
Working Environment
- Indoors (66% to 100% of the time); frequently outdoors, all conditions (33% to 66% of the time).
- Occasional exposure to caustics, solvents, oils, paint fumes, flammables, pesticides, etc. (less than 10%).
