Assistant Property Manager
About the Role
The Assistant Property Manager 2 at Sandy Creek is an extension of our Property Management Leadership team and works closely with their Property Manager on the oversight of all operational and financial aspects for the day-to-day operations of assigned multifamily residential properties. Responsibilities include resident relations, financial operations, and property management. You will assist in developing and executing a marketing and sales operations program to achieve maximum occupancy rates and high resident satisfaction and retention. This role ensures residents receive an exceptional experience through great service and responsiveness.
Responsibilities
- Use proven sales skills to lease apartments.
- Advertise and market properties daily using social media and other platforms.
- Tour and present the property and available apartment homes to prospective residents, applying product knowledge to close sales.
- Build and maintain long-term relationships with residents by addressing requests, questions, and concerns, and making referrals to the manager or maintenance team as needed.
- Use customer management systems daily to document all communications with prospective and current residents.
- Partner with the Property Manager to create and implement a property-specific marketing strategy that drives new resident pipelines, supports the Goldmark brand, and increases resident retention.
- Maintain maximum occupancy by achieving or exceeding operational metrics.
- Achieve net operating income (NOI) budgeting goals by identifying and recommending property enhancements.
Requirements
- High School diploma or GED required.
- Valid driver’s license, vehicle, and vehicle insurance per company requirements.
- National Apartment Leasing Professional (NALP) or similar certifications are desirable.
- Four-year degree in business or related field preferred; or two to four years of related experience and/or training; or equivalent combination of education and experience.
- Customer service experience with a strong customer service mindset.
- Strong sales skills and aptitude, with confidence and drive to close sales.
- Familiarity with federal, state, and jurisdictional laws and regulations concerning multi-family housing, Fair Housing, and employee safety.
- Prior experience in property management or a related industry is preferred but not required.
Pay
Starting pay is $19.50 per hour, with potential to earn up to $4.65 more per hour through commissions and incentives.
