About the role

The Assistant Property Manager at Gateway Management is responsible for assisting with the day-to-day operations of both Sankofa Landing apartment communities in Durham, NC. Responsibilities include completing lease applications, maintaining accurate records, ensuring rent collection, and enforcing company policies.

Responsibilities

  • Accurately completes all lease applications, assists with application verification, and notifies prospective residents of results.
  • Maintains accurate records in property management software and resident files.
  • Organizes and files all applicable reports, leases, and paperwork.
  • Works with property management and accounting departments to ensure all rent is collected as due and that all revenue data is input in the system accordingly.
  • Ensures thorough knowledge and implementation of all policies and procedures, including the Site Operations Manual, Compliance Manual, Maintenance and Resident Services Policies and Procedures, Safety and Risk Management Policies and Procedures, and Marketing and Leasing Policies and Procedures.
  • Maintains thorough knowledge of apartment communities and local market comparable properties.

Qualifications

  • High school education or equivalent.
  • Minimum of prior experience as an Assistant Property Manager or one year experience in a customer service-related field in property management.
  • Maintains up-to-date knowledge and implementation of all federal and state guidelines regarding low-income housing tax credit programs.
  • Ability to effectively work with all types of people.
  • Some knowledge of financial and accounting skills.

Working Conditions and Physical Demands

  • Ability to work on computer for long periods and communicate with individuals by telephone, email, and face-to-face.
  • Light to medium work requiring extensive standing, walking, stair climbing, stooping, crouching, and lifting up to 20 pounds frequently.
  • Inspection and tour of the property daily and meeting with residents and other employees daily.
  • May require evening and/or weekend work and on-call status.
