Assistant Property Manager
Job Summary
Farley White Management Company is seeking an Assistant Property Manager to support the daily operations of a 300,000 sf Class A office building located in Boston, MA. The ideal candidate will have prior experience in the commercial real estate management industry, preferably in downtown commercial office settings.
Property Management Responsibilities
- Aid in promoting, establishing, and maintaining positive relations with tenants and managing the day-to-day operations of the property.
- Serve as a point of contact for tenant inquiries, monitor work orders, and ensure all requests are responded to promptly and follow up with customers to ensure satisfaction.
- Manage accounts receivable by running monthly receivable reports and generating late notices according to lease agreements.
- Prepare and review monthly and quarterly financial reports, and assist in preparing the yearly operating budget.
- Maintain the monthly rent roll for tenants and coordinate scheduled charges with the accounting department.
- Coordinate with on-site security to ensure compliance with safety programs and procedures.
- Assist with tenant move-in/move-out processes, including handling certificates of insurance, signage, move management, closeouts, and inspections.
- Act as a liaison between senior management and clients to maintain favorable relations.
- Solicit bids and prepare vendor service contracts.
- Administer lease agreements, prepare lease abstracts, and understand landlord/tenant lease obligations.
Qualifications
- 3-5 years of experience in commercial real estate management required.
- Prior experience with downtown office buildings preferred.
- Familiarity with building systems (HVAC, electrical, life safety, building management systems) preferred.
- Associate or Bachelor’s degree preferred.
- Familiarity with budget management and monthly financial reconciliation reports.
- Proven customer service and problem-solving skills.
- Excellent written and verbal communication skills.
- Demonstrated ability to determine needs and achieve results without close supervision.
- Demonstrated proficiency with computer programs, including Microsoft Office Suite and property management software such as MRI, Building Engines, Nexus Payables, Yardi.
- Ability to organize and coordinate work efficiently and set priorities.

Compensation
