This position offers a 4% of annual salary sign-on bonus for new hires!

Compensation

$25.00-$28.00 per hour, DOE.

Responsibilities

  • Answer the phone, show units, process applications, and process recertifications
  • Perform Yardi data entry, leasing to new residents, record keeping, and serving of notices
  • Support the Property Manager within performance guidelines set for the individual property, including measurables such as recertifications, interviews, vacancy, make-ready times, outstanding work/case management requests, and delinquencies (measured weekly)
  • Market vacancies and show apartments
  • Enforce rules and regulations
  • Service residents' complaints and requests
  • Answer questions, provide information regarding application and unit availability, and take messages
  • Conduct daily inspections of grounds and vacant units
  • Process tenant applications (credit, landlord, income/asset, and criminal background checks) in accordance with tenant selection criteria and assist with the waiting list
  • Perform recertification interviews, send out verification forms, and prepare certifications
  • Respond to emergencies by calling 911 and notifying the Property Manager and/or Regional Supervisor
  • Monitor TV security cameras and report suspicious activity
  • Be available during regular business hours and on-call on some weekends
  • Maintain tenant files consistent with management policy and HUD/CTCAC audit guidelines
  • Use Yardi to post rents, receivables, payables, process applications, certifications, and update information in Yardi and Excel spreadsheets
  • Serve official notices and communications to tenants
  • Assist in preparing weekly reports, unit certifications, and other required reports
  • Perform unit inspections, follow up on maintenance/housekeeping issues, and supervise unit turnovers
  • Prepare itemized Disposition of Security Deposit
  • Supervise personnel and contractors, enforce job descriptions, and prepare work schedules for grounds maintenance, building maintenance, janitors, and unit redecoration/turnovers
  • Submit reports on time, including rent input/deposits, audit responses, and other required reports
  • Perform other duties as requested by the Property Manager

Requirements

  • High School Diploma or equivalent
  • Ability to relate well to residents, staff, service providers, and vendors
  • Mature and responsible with good judgment
  • Flexible in attitude and work schedule
  • Good communication skills and telephone manner
  • Previous experience in a similar role is desirable
  • Ability to work alone, follow directions, and grow with the position
  • Stable background with decision-making ability, training acceptance, and growth potential
  • Ability to keep records, demonstrate supervisory qualities, and enjoy working with people
  • Self-motivated, cooperative, personable, and empathetic to human needs

Physical Requirements

  • Ability to drive or travel between locations in Santa Clara County
  • Computer use and sitting at a desk for extended periods
  • Ability to lift, move, or carry up to 50 pounds
