About the Role

Temp-to-hire position assisting with the management of commercial real estate properties in Orlando, FL.

Responsibilities

  • Assist with activities associated with a property or group of properties.
  • Handle all lease administration duties.
  • Supervise vendors (landscaping, janitorial, etc.) and maintenance staff.
  • Perform regular property inspections and complete inspection reports; recommend alterations, maintenance, and reconditioning as necessary.
  • Assist Property Manager with the development and controlling of operating and capital budgets.
  • Prepare monthly reports for owners.
  • Coordinate tenant improvement and capital projects with the Property Manager.
  • Respond to tenant needs, ensuring administrative and building technical staff resolve problems promptly.
  • Ensure services comply with policies, procedures, regulations, and contractual obligations.
  • Represent and communicate the authority of the Property Manager based on legal agreements and company policies.
  • Initiate and execute day-to-day operational procedures.
  • Assist in contracting and administering services to maintain and enhance property value, efficiency, and appearance.
  • Prepare Service Agreement and Construction Agreement documents, including work authorizations, addendums, amendments, and contract approval forms.
  • Track and maintain Energy Star benchmarking data.
  • Conduct tenant training meetings to improve building efficiencies.
  • Maintain ongoing tenant contact and relations to assess and resolve needs.
  • Resolve problems to the mutual benefit of tenants and owners.
  • Implement and monitor tenant needs assessments.
  • Administer all leases to ensure compliance with provisions and agreements.
  • Determine and execute escalations, reconciliations, and rent collections on a timely basis.
  • Maintain current certificates of insurance for all tenants; ensure coverage complies with lease requirements.
  • Show space to prospective tenants (requires real estate license where mandated by state).
  • Communicate with project accounting personnel using appropriate documentation.
  • Prepare monthly ownership reporting, including variance reports, executive summaries, and aging reports.
  • Manage and coordinate day-to-day financial transactions, including accounts receivable, accounts payable, and collection of rents and charges.

Requirements

  • Bachelor’s degree in Business Management, Finance, Accounting, or a Human Resource Management-related discipline.
  • RPA or CPM designation in progress preferred.
  • Minimum of 3 years of property management experience in commercial real estate.
  • Intermediate to advanced proficiency in MS 365 (Word, Excel, Outlook).
  • Experience with accounting software such as MRI, Yardi, or CTI preferred.
  • Ability to maintain strict confidentiality.
  • Strong desire to succeed in an entrepreneurial environment.
  • Ability to handle multiple projects, changing priorities, and a continually heavy workload.
  • Exceptional oral and written communication skills.
  • Strong customer service orientation.

Pay

$75,000 per year.
