About the Role
The Assistant Property Manager supports the Property Manager in all aspects of property management, assuming greater responsibilities as they gain experience and demonstrate maturity. This role serves as the responsible individual for the property in the Property Manager's absence and acts as a role model to peers. Duties may overlap with those of a Leasing Consultant, depending on property size and the Property Manager's discretion.
Responsibilities
- Works closely with the Property Manager to learn all administrative and financial duties of property management.
- Supervises staff and manages the property in the Property Manager’s absence.
- Develops a team that effectively promotes the quality and professionalism of Arbour Valley Management.
- Inspects property common areas, apartment units, and grounds regularly, recommending operational improvements.
- Familiarizes themselves with all aspects of maintenance and understands financial and operational reporting requirements.
- Collects rent payments from current and previous residents and processes all property invoices.
- Monitors and ensures timely completion of lease renewals and re-certifications, documenting them according to applicable guidelines.
- Issues late notices to delinquent residents and follows up on non-payment of rent or eviction proceedings.
- Maintains a working knowledge of state laws regarding delinquent account collection.
- Assists in ensuring accurate completion of leases and addenda, including addresses, names, and rates.
- Understands and explains legal documents such as leases and addenda.
- Applies principles of Fair Housing in all interactions.
- Supports promotional, advertising, and rate-setting efforts, providing input and suggestions.
- Assists in leasing activities and maintains up-to-date knowledge of market and competitive properties.
- Analyzes and recommends solutions for apartments that are slow to lease.
- Earns the respect of leasing staff and the maintenance team.
- Handles resident service requests and concerns as required.
- Attends and participates in training seminars as requested.
- Represents Arbour Valley Management professionally at all times, maintaining a courteous attitude with residents, co-workers, and the public.
- Performs other duties assigned by the Property Manager.
Requirements
- Ability to organize office systems, including adjusting, connecting, lifting, pulling, pushing, bending, or folding for record management.
- Capable of lifting, pushing, pulling, or carrying up to 15 pounds for document and supply distribution.
- Valid Driver’s License and a reliable vehicle for task and errand completion; proof of liability insurance required.
- Must successfully complete pre-employment screening and pass drug tests.
- Must be present during regular work hours and notify the Property Manager of any time off.
- Must be "on call" in the Property Manager’s absence to handle after-hours emergencies.
