Assistant Property Manager
About the role
The Assistant Property Manager will serve as the second-in-command onsite, partnering closely with the General Manager and stepping in as acting leader when needed. They will help shape culture, maximize occupancy, improve financial performance, and ensure residents have an exceptional place to live during one of the most important times in their lives.
Responsibilities
Leadership & Team Development: Support and help lead the onsite team across leasing, operations, and resident services. Build trust, accountability, and collaboration across departments. Coach team members and contribute to a high-performing culture. Serve as acting General Manager when needed.
Financial & Operational Performance: Assist with monthly variance reporting and budget analysis. Partner with accounting to ensure accurate financials, accruals, coding, and invoice processing. Track expenses including maintenance, utilities, taxes, insurance, and vendor costs. Help identify operational efficiencies and opportunities to improve NOI.
Resident Experience & Compliance: Oversee damage inspections, charges, and documentation. Manage final move-out and security deposit processes in compliance with applicable laws. Support rent collections and delinquency management with a goal of maintaining delinquency below 2%. Handle difficult resident conversations with professionalism and empathy. Ensure compliance with company policies and legal requirements.
Leasing & Marketing Success: Help create and execute leasing and marketing strategy. Conduct tours and assist with leasing efforts to drive occupancy. Analyze traffic, conversion ratios, objections, and lead flow. Maintain accurate leasing notes and account records in Entrata. Partner with internal and external marketing resources to maximize results.
Requirements
2+ years of student housing experience, ideally in new development lease-ups.
Experience with at least one lease-up community of 600+ beds.
Background in the Minneapolis market or another competitive Big Ten college market preferred.
Strong financial and operational acumen.
Experience with Entrata or similar property management systems.
Proven ability to lead teams, solve problems, and drive results.
Bachelor’s degree or relevant industry credentials preferred.
