Assistant Property Manager (Affordable Housing)

About the role
POAH Communities is seeking a qualified individual to serve as Assistant Property Manager at Walnut Grove Apartments, a 176-unit family development located in Blacklick, Ohio. The property consists of 50 one- and two-story single-family homes and 17 townhouse buildings containing 126 units (64 two-bedroom, 62 three-bedroom, and 50 four-bedroom units). The development sits on 10.5 acres within a 15+ acre campus shared by two other properties. Amenities include two playgrounds, a community building with management offices, laundry, and community room, and single-car garages for each single-family home.

The successful candidate will report to a Property Manager and thrive in a team-oriented environment. Previous experience with government-assisted and subsidized housing programs is required, along with certification as a Tax Credit Specialist and/or Certified Occupancy Specialist.
Responsibilities
- Assist in day-to-day operations, maintenance programs, marketing and leasing activities, occupancy, and annual tenant certifications.
- Ensure systems align with HUD and state housing agency parameters.
- Guarantee compliance with regulations to maximize resident and employee safety and health.
- Prepare contracts and ensure adequate engineering specifications for major repair work.
- Maintain compliance with all Federal, State, and Local laws.
- Collect rents, process move-ins/move-outs in the Yardi system, and complete annual and interim certifications of households.
- Work closely with office and maintenance staff.
Requirements
- Strong verbal, written, and customer service communication skills.
- Computer proficiency (MS Word, Excel, Outlook); familiarity with Yardi software is a plus.
- Ability to collaborate with managers, residents, and staff to create a harmonious atmosphere.
