This role leads multiple luxury residential construction projects, including brownstones, townhomes, and full gut renovations, from initial planning through final completion in New York City.

Responsibilities

  • Manage multiple luxury residential projects, including brownstones, townhomes, and full gut renovations, from inception through completion.
  • Develop, maintain, and track project budgets, schedules, and cost controls to ensure financial and schedule performance.
  • Serve as the primary point of contact for clients, architects, interior designers, and other stakeholders throughout the project lifecycle.
  • Oversee subcontractor procurement, including bid solicitations, buyouts, scope reviews, and contract management.
  • Ensure projects are delivered on time, within budget, and in accordance with high-end quality standards and client expectations.
  • Coordinate closely with Superintendents and field teams to drive day-to-day field execution and resolve onsite issues.
  • Lead OAC (Owner-Architect-Contractor) meetings, prepare agendas, and provide clear, regular progress updates to all parties.
  • Manage change orders, including pricing, negotiation, documentation, and integration into project budgets and schedules.
  • Oversee RFIs, submittals, and all project documentation to maintain accurate records and support timely decision-making.
  • Ensure compliance with NYC Department of Buildings (DOB) regulations, permits, inspections, and safety standards.
  • Drive problem-solving and decision-making in complex renovation environments, including occupied buildings, tight urban sites, and landmark or historically sensitive structures.
  • Collaborate with design teams to support design intent while balancing constructability, cost, and schedule.
  • Monitor and report on project financials, including forecasting, cost tracking, and variance analysis.
  • Maintain strong client relationships by providing responsive communication, managing expectations, and delivering a high-touch service experience.

Requirements

  • 5+ years of experience in construction project management.
  • Strong experience in high-end residential or brownstone renovations in New York City.
  • Knowledge of NYC building codes, NYC Department of Buildings (DOB) filings, and permitting processes.
  • Proven ability to manage high-touch, design-driven construction projects.
  • Strong financial acumen, including budgeting, forecasting, and cost tracking.
  • Excellent communication skills, with the ability to interact effectively with clients, architects, interior designers, and subcontractors.
  • Demonstrated client-facing experience and comfort leading meetings and presentations.
  • Proficiency in construction management software such as Procore, Bluebeam, MS Project, or similar tools.
  • Solid understanding of residential construction means and methods, particularly in multifamily and luxury environments.
  • Ability to lead and coordinate multiple stakeholders in a fast-paced, complex project setting.

Qualifications

  • Experience working with luxury clients, architects, and interior designers on high-end residential projects.
  • Landmark or historic renovation experience, particularly in New York City.
  • Bachelor’s degree in Construction Management, Engineering, or a related field.
  • Experience delivering projects in occupied buildings and tight urban sites.
  • Experience working with boutique general contractors or similar high-touch construction environments.

Work Environment

The role operates within a boutique, high-performance general contracting environment focused on iconic New York City brownstones and luxury residences. Project Managers work closely with top-tier design teams on highly visible, design-driven projects, balancing office-based planning and documentation with frequent site visits and field coordination.

The position uses modern construction technologies and tools such as Procore, Bluebeam, and MS Project to manage documentation, scheduling, and communication. The team culture is tight-knit and collaborative, offering significant visibility, direct interaction with stakeholders, and opportunities for professional growth within a respected New York City firm.

Work is typically aligned with standard construction hours, with flexibility required to meet project milestones and attend key site or client meetings as needed.

Pay

The pay range for this position is $30.00 - $50.00/hr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
