Residential property maintenance at the mid-rise and garden-style level has grown more technical over the past decade. Mechanical systems are more complex, resident expectations are higher, and the cost of deferred maintenance impacts NOI harder than ever. This role in Everett, MA exists to close the gap between day-to-day service demands and the longer-term work of genuine asset preservation. Everett sits in a dense, competitive submarket just north of Boston, where occupancy pressure and resident retention both depend heavily on how fast and well a maintenance team responds.

About the Role

This position carries real supervisory weight. You'll lead a maintenance team by example, managing both the pace and the quality of their work. The make-ready and turnover process falls on your plate, and in a building where every day a unit sits vacant has a cost, the ability to run a tight punch list and move apartments through quickly matters.

Beyond turns, you'll own the preventative maintenance schedule, keeping mechanical systems, common areas, and unit components in condition that protects the asset over time. HVAC, plumbing, electrical, and appliance repair are all in scope. Familiarity with central plant systems, boilers, or chillers is a genuine advantage here.

The role includes weekend availability and participation in the emergency on-call rotation.

Responsibilities

  • Lead a maintenance team by managing both the pace and quality of their work
  • Oversee the make-ready and turnover process to minimize vacancy days
  • Maintain the preventative maintenance schedule for mechanical systems, common areas, and unit components
  • Perform HVAC, plumbing, electrical, and appliance repairs
  • Participate in weekend and emergency on-call rotations

Requirements

  • 5 or more years in the trades, facilities maintenance, or residential building operations
  • HVAC, EPA, and/or NAPE certification
  • Working knowledge of OSHA standards, risk management, and MSDS requirements
  • Hands-on proficiency across HVAC, plumbing, electrical, and appliance repair
  • Basic carpentry, drywall, and painting skills
  • Supervisory or team lead experience (preferred but not required)
  • Comfort with technology platforms, property management software, and Microsoft Office basics
  • Physical ability to handle 25 to 50 pounds frequently, work at height, and perform duties in varying weather conditions

Pay

$75,000 to $76,000 range annually, with bonus eligibility
