Responsibilities
- Aid in the day-to-day operations of the property to maintain customer satisfaction, financial stability, and excellent physical condition.
- Avoid leasing issues by managing the mailing of renewal offers, logging responses, and maintaining property availability.
- Ensure accurate records of availability that align with the lease renewal report.
- Review and approve rental applications, entering them into the system and presenting them to the General Manager for execution.
- Handle property licenses and the renewal process through liaison with legal counsel and the City.
- Facilitate the check-out process, ensuring compliance with final account statements and inspections of vacated units.
- Ensure accurate and efficient lease signing and resident check-ins.
- Respond promptly to residents' concerns and complaints, fostering good public relations and reporting to the General Manager.
- Prepare weekly reports on property performance as required.
- Develop and implement advertising/marketing programs to position the property in the market.
- Develop and implement resident retention programs.
- Maintain courteous communication with residents, applicants, employees, and vendors.
- Perform general administrative tasks including filing, typing, answering phones, and using various office equipment.
Requirements
- Bachelor's degree or equivalent combination of education and experience.
- First Aid/CPR certification or willingness to obtain.
- Valid driver's license and current automobile insurance.
- Ability to operate various office equipment including fax machines, copiers, telephones, computers, typewriters, calculators, adding machines, key machines, key card systems, and vacuums.
- Strong computer skills and math abilities, proficient in Microsoft Word, Excel, and Outlook.
- Knowledge of Entrata (preferred).
- Accurate in numerical analysis and document preparation.
- Adherence to all federal, state, and local laws.
- Ability to follow through with paperwork and meet deadlines.
- A positive, professional, and enthusiastic attitude.
- Effective communication skills, both written and verbal.
- Logical thinking and problem-solving abilities.
