Assistant Engineer

Transwestern is a vertically integrated commercial real estate firm dedicated to serving investors, partners, and clients through expertise in investment, development, brokerage, and property management. Our experience spans diverse property types, including logistics, multifamily, retail, mixed-use, healthcare, office, data centers, hotel, and life sciences. The Assistant Building Engineer supports building operations by completing work orders, grounds maintenance, and repairs across various systems under the supervision of the Chief Engineer.

This is a dynamic, on-site role located in Bellaire, TX. An essential function of this position is working on-site; remote or hybrid options are not available.

Responsibilities

• Assist with troubleshooting and repairs of buildings and installed systems, including plumbing, kitchen equipment, roofs, drains, and HVAC.
• Perform general preventive maintenance and corrective repair of buildings, industrial systems, equipment, and grounds.
• Maintain all equipment as required per preventive maintenance programs.
• Inspect building systems including fire alarms, HVAC, and plumbing to ensure operation within design capabilities and prescribed environmental conditions.
• Respond quickly to emergency situations, summoning additional assistance as needed.
• Maintain an energy management program to operate systems efficiently and minimize operating costs.
• Maintain the building lighting system, including element and ballast repairs or replacements.
• Perform other duties as assigned.

Requirements

• High school diploma or GED and a minimum of two years of related experience and/or trade school training or equivalent combination of education and experience.
• Minimum of 2 years of building maintenance experience.
• Thorough knowledge of all building systems operations, maintenance, and repair.
• Universal CFC certification preferred or working toward CFC certification and/or local or state license in mechanical or HVAC trade.
• Valid Driver License (may be required).
• Knowledgeable in energy management systems, techniques, and operations.
• Basic skills with Microsoft Office Outlook, Word, and Excel.
• Thorough understanding of HVAC, electrical, and building automation systems.
• Ability to understand and give general instructions in standard situations.
• Strong organizational and analytical skills.
• Strong customer service orientation.
• May require shift work, overtime, and/or on-call duties.
• Physical ability to stoop, stand, climb, and frequently lift a minimum of 50 lbs. of equipment (e.g., pumps, tools, ladders).
• Ability to safely install rigging/lifting devices.
• May be required to work extended periods without relief when responding to priority/emergency situations, including overtime.
• Ability to climb ladders and stairs.
