Assistant Construction/Maintenance Project Manager

About the Role

Under the general direction and supervision of a Facilities Supervisor and/or Facilities Manager, this position administers blanket purchase order maintenance and repair contracts, assists or performs construction or maintenance project management duties on various small projects. Plans, monitors, schedules, and coordinates the work of contractors carrying out renovation, repair, or preventive maintenance projects. The role requires the use of a procurement card, adherence to associated policies, and a flexible working schedule including call-back and on-on-call responsibilities. The position location and work schedule may change due to business necessity and continuity of operations.

Responsibilities

• Administer blanket purchase order maintenance and repair contracts.
• Assist or perform construction or maintenance project management duties on small projects.
• Plan, monitor, schedule, and coordinate contractor work for renovation, repair, or preventive maintenance projects.
• Manage multiple priorities, coordinate competing tasks, and maintain strong time management in a fast-paced environment.
• Ensure timely contractor follow-up and track project progress to completion.
• Develop and manage contracts for commercial building systems (electrical, plumbing, HVAC, life safety, elevator, and building envelope).
• Oversee maintenance projects and contracted maintenance programs in low-rise, mid-rise, and high-rise buildings.
• Access facility equipment and equipment rooms, including climbing ladders (step ladders up to 12ft, extension ladders, fixed wall, roof mount ladders, cage ladders up to 35ft) and scaffolding up to 5 stories.
• Perform indoor or outdoor work during varying, extreme, and adverse weather and temperature conditions.
• Operate a motor vehicle and wear required OSHA-approved PPE (e.g., safety shoes, gloves, hard hat, safety clothing).
• Navigate tight spaces, walk on uneven ground, and work in tiring or uncomfortable positions.

Requirements

• Valid driver’s license.
• Completion of a criminal background check and driving record check.
• Ability to meet physical requirements, including climbing ladders, stooping, crouching, crawling, and working in adverse conditions.
• Specific vision abilities including close vision, distance vision, color vision, and depth perception.

Qualifications

Any combination of education, experience, and training equivalent to the following:

• Bachelor’s degree in Civil Engineering, Landscape Architecture, Environmental or Life Sciences, Construction Management, Business Administration, Facilities Management, or a related field.
• One year of experience in construction, building maintenance projects, code enforcement, or inspection work.

Alternatively, five years of increasingly complex supervision, inspection, or contract oversight experience in construction, maintenance, or a related technical area may qualify (bridge class for upward mobility).

Preferred Qualifications

• Three years of experience managing commercial building maintenance projects as an assistant project manager or superintendent.
• Three years of technical knowledge in the operation and maintenance of commercial building critical systems (mechanical, electrical, plumbing, life safety, and building envelope).
• Three years of experience developing and managing contracts for commercial building systems (electrical, plumbing, HVAC, life safety, elevator, and building envelope).
• Three years of experience managing commercial building critical sub-system maintenance contractors and contracts.
• Strong familiarity with commercial building electrical, life safety, envelope, plumbing, conveying systems, and associated trades.
• Proven ability to prioritize workload and ensure timely contractor follow-up.
• Good verbal and written communication skills.
