Assistant Construction/Maintenance Project Manager

About the Role

Under the general direction and supervision of a Facilities Supervisor and/or Facilities Manager, this position administers blanket purchase order maintenance and repair contracts, assists or performs construction or maintenance project management duties on various small projects. Plans, monitors, schedules, and coordinates the work of contractors carrying out renovation, repair, or preventive maintenance projects. The incumbent will be issued a procurement card and must adhere to all associated policies and procedures. The position location and work schedule may be altered or changed at any time due to business necessity and continuity of operations. A flexible working schedule is required, including call-back and on-call responsibilities.

Responsibilities

• Administer blanket purchase order maintenance and repair contracts.
• Assist or perform construction or maintenance project management duties on small projects.
• Plan, monitor, schedule, and coordinate contractor work for renovation, repair, or preventive maintenance projects.
• Manage commercial building maintenance projects, including oversight of critical building systems (mechanical, electrical, plumbing, life safety, and building envelope).
• Develop and manage contracts and documentation for electrical, plumbing, HVAC, life safety, elevator, and building envelope systems.
• Oversee maintenance contractors and contracts for commercial building subsystems in low-rise, mid-rise, and high-rise buildings.
• Prioritize workload, coordinate competing tasks, and maintain strong time management in a fast-paced environment.
• Ensure timely contractor follow-up and track project progress to completion.

Requirements

• Valid driver’s license.
• Completion of a criminal background check and driving record check to the satisfaction of the employer.
• Ability to access facility equipment and equipment rooms, including climbing various heights and types of ladders (e.g., step ladders up to 12ft, extension ladders, fixed wall/roof mount ladders, cage ladders up to 35ft, and scaffolding up to 5 stories).
• Ability to work for extended periods indoors or outdoors during varying, extreme, and adverse weather and temperature conditions.
• Ability to operate a motor vehicle and wear OSHA-approved PPE (e.g., safety shoes, gloves, hard hat, safety clothing).
• Mobility to stoop, crouch, crawl, bend, navigate tight spaces, walk on uneven ground, and work in tiring or uncomfortable positions.
• Specific vision abilities including close vision, distance vision, color vision, and depth perception for engineering duties.

Qualifications

Any combination of education, experience, and training equivalent to the following:

• Graduation from a four-year college or university with a bachelor’s degree in Civil Engineering, Landscape Architecture, Environmental or Life Sciences, Construction Management, Business Administration, Facilities Management, or a related field; plus one year of experience in construction, building maintenance projects, code enforcement, or inspection work.
• Five years of increasingly complex supervision, inspection, or contract oversight experience in construction, maintenance, or a related technical area (serves as a bridge class for those without the educational requirements).

Preferred Qualifications

• Three years of experience managing commercial building maintenance projects as an assistant project manager or superintendent.
• Three years of technical knowledge in the operation and maintenance of commercial building critical systems (mechanical, electrical, plumbing, life safety, and building envelope).
• Three years of experience developing and managing contracts for commercial building systems (electrical, plumbing, HVAC, life safety, elevator, and building envelope).
• Three years of experience managing commercial building critical subsystem maintenance contractors and contracts.
• Strong familiarity and technical knowledge of commercial building electrical, life safety, envelope, plumbing, conveying systems, and associated trades, with oversight of maintenance projects and contracted programs in low-rise, mid-rise, and high-rise buildings.
• Demonstrated ability to manage multiple priorities, coordinate competing tasks, and maintain strong time management in a fast-paced environment.
• Proven ability to prioritize workload, ensure timely contractor follow-up, and track project progress to completion.
• Good verbal and written communication skills.
