Responsibilities
- Supports leasing and marketing efforts in person to achieve the property's revenue and occupancy goals by completing the full leasing cycle from beginning to end.
- Completes daily transactions and tasks related to the financial operation of the community, including preparing monthly close-out and financial reports, processing invoices, collecting rent and fees, completing bank deposits, dispositions, and account reconciliations.
- Reviews and submits invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased in accordance with company policies.
- Gathers, analyzes, and interprets market and economic trends that may impact the property and recommends improvements.
- Stays informed of changes in technology, industry standards, leasing and sales tools, and processes.
- Manages lease enforcement processes, including apartment inspections, evictions, collections, notifications, and other actions as outlined in lease agreements.
- Conducts property tours and provides updates on property performance to clients/owners as needed.
- Oversees contractor and vendor management.
- Promotes resident satisfaction by building relationships with residents and coworkers.
- Ensures the safety, cleanliness, and general appearance of the property, reporting any malfunctions, injuries, or accidents.
- Ensures the property maintenance team complies with company standards regarding service requests.
- Acts as the on-site supervisor in the absence of the Community Manager by organizing daily work, coordinating maintenance tasks, and managing community operations in compliance with company policies.
- Stays informed about current market and competitor conditions, develops and implements marketing plans to sustain occupancy, and follows established policies related to concessions and specials.
- Performs other duties as assigned.
Schedule
This is a full-time role requiring 40 hours per week. Typical site hours of operation (may vary by location):
- Monday – Friday: 9am – 6pm
- Saturday: 10am – 5pm
- Sunday: 1pm – 5pm
Must be available to work weekends when scheduled.
Requirements
- Must be able to perform essential job functions unaccompanied.
- Works in an office environment with frequent exposure to outside elements, including varying temperatures, weather, odors, and/or landscape conditions.
Qualifications
Education and Experience:
- High School Diploma or GED equivalent.
- Preferred experience in property management, sales, marketing, and customer service sufficient to manage the day-to-day operation of an apartment community.
Advanced Skills:
- Strong communication, presentation, and interpersonal skills with the ability to connect with people at all levels.
- Proficiency in internet, word processing, spreadsheet, and database management programs for reporting purposes.
- Strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site).
Licenses and Certificates:
- Current valid driver’s license.
Physical Requirements
- Weights: Must be able to push, pull, lift, or carry up to 20 pounds independently and 50 pounds with assistance.
- Mobility: Frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat. Intermittently required to sit and perform keyboard work.
- Travel: Routine local travel may be required for business-related errands, meetings, and training. Non-local travel may occasionally be required.
