Responsibilities
- Assist the Community Manager in managing day-to-day operations to ensure professionalism by all team members.
- Adhere to Morgan’s Leasing and Marketing, Management and Operations, Maintenance, and Emergency Procedures manuals, along with the Team Member Handbook.
- Maintain a professional, clean, and well-staffed office environment.
- Manage office and resident files (paper and online) confidentially and securely using Morgan standards.
- Meet with the Maintenance Supervisor and team regarding service requests, community maintenance, and cleanliness.
- Ensure all monies received are properly deposited and entered into the system per Morgan standards.
- Supervise the leasing team in the absence of the Community Manager.
- Comply with all training requirements for the position.
- Maintain excellent resident relations, addressing comments/complaints promptly and ensuring team professionalism.
- Prepare move-in paperwork, keys, and remotes for new residents and inspect make-ready apartments.
- Manage the resident renewal program and foster a sense of community.
- Monitor timely completion of service requests and inspect market-ready apartments for quick turn times.
- Track utility bills (electric, water, gas) and notify the Community Manager of discrepancies.
- Handle bookkeeping, rental collection, and submission of payables to accounting.
- Assist in preparing monthly financials and collect rent per lease contracts.
- Ensure compliance with community policies, lease agreements, and Fair Housing/ADA laws.
- Assess move-out conditions, charge for damages/fees, and send to collections as needed.
- Assist the Community Manager with marketing efforts, including understanding the sub-market and competing properties.
- Supervise leasing team tours, closing techniques, and lead follow-up while ensuring fair housing adherence.
- Perform essential job functions of a Leasing Consultant as needed.
- Work overtime to meet Morgan’s customer service standards.

- Perform other tasks as assigned by the supervisor, not listed as essential job functions.
Physical Requirements
- Be on feet 33% to 100% of the time.
- Bend, stoop, squat, kneel, climb stairs, push/pull, reach above shoulders, grasp/grip, and lift/carry supplies and equipment.
- Lift/carry weights: over 50 lbs (rare), 10-25 lbs (occasional), and under 10 lbs (frequent).
- Wear Personal Protective Gear (e.g., back brace, N-95 mask, rubber gloves, eye protection) as needed.
Vision Requirements
- Constant need to read reports, view computer screens, and see small details.
- Frequent need to see clearly beyond arm’s reach.
Hearing, Speaking, and Written Requirements
- Constant need to communicate verbally and in writing with residents, staff, vendors, and corporate.
- Ability to read, write, and understand English.
Driving Requirements
- Frequent need to use personal transportation for deliveries, deposits, and community inspections.
- Occasional need to respond to after-hour emergencies.
- Must have a valid driver’s license, insurance, and car registration for business purposes.
Working Environment
- Constant indoor work (100%) with frequent outdoor exposure (33%-50%) in all weather conditions.
- Occasional exposure to paint fumes, solvents, and adhesives (1%-33%).
- Ability to organize, prioritize, and complete multiple tasks in a dynamic environment with frequent interruptions.
- Ability to make sound decisions, exercise independent judgment, and communicate effectively with stakeholders.
- Proficiency in using computer systems, property management software, email, and other technology platforms.
