About the role

This is a hands-on, full-time position with day-to-day duties that include leasing, marketing, resident management, revenue, and customer service goals for the property. The Assistant Community Manager supports the leasing staff and Property Manager by ensuring residents are happy and all property goals are achieved. The role involves actively sharing tasks assigned to the leasing team or Property Manager to ensure success.

Responsibilities

  • Enthusiastically embrace the company culture, providing a welcoming environment for residents and guests while maintaining high standards and delivering the best possible experience.
  • Act as a customer service expert, responding quickly to complaints, questions, and requests, and resolving issues with the help of the Community Manager or maintenance staff.
  • Direct the leasing team to ensure all leads are responded to quickly and professionally, achieving occupancy goals at or above budget expectations.
  • Verify that all incoming traffic is logged using resident management software and that follow-up contacts are completed daily.
  • Maintain superior product knowledge, including pricing, availability, floorplan details, and property amenities.
  • Stay aware of the local market and complete all required market surveys.
  • Have working knowledge of the local community, including schools, businesses, and events.
  • Ensure renewal offers are delivered on time and work to bolster resident retention.
  • Organize community events to foster a strong sense of resident appreciation.
  • Oversee rent collection, ensuring timely posting, late fee collection, and eviction filings as needed.
  • Manage resident delinquency, working with past-due residents to collect payments and pushing overdue files to collections when necessary.
  • Monitor online reviews, social media, property websites, and advertising for accuracy.
  • Learn the Community Manager’s role to confidently fill in when needed.
  • Assist with other duties as assigned.

Requirements

  • High school diploma or equivalent is required.
  • 3+ years of experience in property management.
  • Valid driver’s license and clean driving record.
  • Proficiency in Microsoft Excel, Word, and property management software.
  • Excellent customer service, verbal, and written communication skills.
  • Experience with social media and technology.
  • Ability to act independently and make decisions.
  • Flexibility to work weekends, overtime, and other unscheduled time as needed.

Supervisory Responsibilities

Directly supervises one or more employees. Responsibilities include training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Physical Demands

  • Work in a typical property management and office environment with distractions such as staff, clients, vendors, ringing telephones, and interruptions.
  • Must be able to drive to sites or meetings; requires a valid driver’s license, clean driving record, current vehicle insurance, and ability to pass insurance guidelines for drivability.
  • Frequently required to sit, use hands to handle objects or tools, talk, and hear.
  • Occasionally required to stand, walk, reach, stoop, kneel, crouch, or crawl.
  • Must regularly lift and/or move up to 15 pounds safely.
  • Specific vision abilities include close vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

Schedule

This position works 9:00 AM to 6:00 PM, with hours varying based on business needs. A 40-hour workweek is required, with flexibility to work weekends, overtime, and other unscheduled time as needed. Specific schedule to be discussed during the interview process.

Pay

$20/hour
