Assistant Community Manager
Property Management Jobs · Laramie, WY · 1 mo ago
Full-time
About the role
Student housing operates on a different clock than conventional multifamily. The entire community turns over in a compressed window once a year, delinquency pressure is constant because you're collecting from 18-to-22-year-olds with inconsistent income, and the leasing cycle runs against an academic calendar rather than market demand. The Assistant Community Manager role at Alight Laramie asks you to carry skills across three distinct areas simultaneously: financial controls, turn execution, and customer experience management. If any one of those wobbles, the whole property feels it.
Responsibilities
- Manage accounts receivable, enforce NSF and late fee policies, keep delinquency below 2% at month end, and assist with monthly close.
- Use Entrata (property management system) proficiency to manage the ledger.
- Post damage charges from quarterly inspections and handle dispute resolution when residents push back.
- Conduct weekly market surveys, manage concession budgets, monitor Yelp and Google reviews, and work with the centralized sales team on occupancy goals.
- Take an active hand in the annual turn: moving furniture, assisting facilities with punch lists, cleaning units.
- Ensure turn progress stays on pace using Turnable, complete damage assessments accurately, and issue final billing correctly.
- Process move‑ins, room assignments, transfers, and move‑outs within the tight academic window.
- Step into the General Manager position when they are absent.
Qualifications
- 1+ year of property management or residential living community experience.
- Proficiency in a property management system; Entrata preferred.
- Strong written and verbal communication skills.
- Comfort with accounts receivable, delinquency tracking, and resident billing.
- Ability to cover General Manager responsibilities as needed.
- Eligible to work in the United States without visa sponsorship.
- Familiarity with lease audits, resident account management, and at least one major turn season (strong candidates).
- Experience with a purpose‑built tech stack (Entrata, ClickUp, Lattice, Greenhouse, Qualtrics) is a plus.
Benefits
- Discretionary annual bonus.
- 401k matching.
- Paid parental leave.
- Learning reimbursement.
