About the Role
The Assistant Community Manager at The 87 operates as the General Manager's right hand across every functional area of the property, including staff coordination, resident accounts, facilities oversight, and financial reporting. When the GM is out, you run the property. This role is broad in scope with real accountability, covering:
- Staff coordination and resident accounts
- Facilities oversight and financial reporting
- Managing vendor walks and tracking unit punches in Turnable during move-out week
- Fielding damage disputes and ensuring the process stays on schedule
Responsibilities
Financial
- Help keep delinquency below 2% by month-end
- Post damage charges from quarterly inspections
- Reconcile accounts receivable and assist with Month End reporting
- Enforce Scion's late fee and collections policies
- Manage utility billing
Facilities
- Conduct monthly property walks
- Coordinate work orders with vendors and internal staff
- Inspect common areas, grounds, and amenities for code compliance and curb appeal
- Assist with physical tasks during annual turn (e.g., moving furniture, punch list items, organizing resident trash, cleaning units)
Resident Experience
- Manage escalated resident concerns
- Respond to Google and Yelp reviews through Entrata
- Monitor feedback platforms
- Support the Customer and Sales Experience Manager on engagement and marketing initiatives
- Track KPIs around leasing velocity, concessions, and market rates to inform revenue decisions
Requirements
- At least one year of experience in property management or residential community operations
- Proficiency in Entrata or a comparable property management system
- Strong written and verbal communication skills
- Ability to maintain confidentiality and handle sensitive account matters
- Customer-focused mindset with organizational discipline to juggle competing priorities
- Comfort working non-standard hours during peak periods and on-call emergencies
- Work authorization in the U.S. (visa sponsorship is not available)
