Assistant Community Manager

This position is responsible for assisting the Community Manager in the overall operations of the property, development, oversight of the team, and maintaining community compliance with all policies, procedures, and internal quality control standards.

Responsibilities

  • Maintain property waiting list
  • Oversee accounts receivable, rent collection, security deposit, and invoice processing
  • Deliver legal notices
  • Build positive relationships with prospective and current tenants
  • Coordinate on-site data collection and processing of resident information
  • Schedule resident recertification interviews and coordinate apartment inspections
  • Ensure proper calculation of income, assets, rent levels, etc.
  • Investigate and help resolve complaints, disturbances, and violations
  • Maintain resident files in accordance with company policy and regulatory agency policy
  • Assist with tasks associated with property operations: leasing, rent collections, resident services, and maintenance
  • Prepare and execute detailed and legally compliant lease agreements
  • Oversee all financial procedures including verifying renter income, processing monthly payments, and executing default protocols
  • Create organizational systems to support accurate record keeping, efficient financial transactions, and prompt renter complaint resolution

Requirements

  • At least two years of previous Property Management Experience at an affordable housing program community (REQUIRED)
  • 2+ years of Property Management Experience
  • 2+ years' experience in Tax Credit (LIHTC) compliance, HUD Section 8 compliance, certification, and recertification
  • Knowledge of LIHTC, Section 8, and FCRP regulations and compliance requirements
  • Experience certifying Section 8 and Tax Credit candidates
  • Working knowledge of the recertification process for Tax Credit (LIHTC), Section 8, and FCRP
  • Knowledge of Department of Housing and Urban Development ("HUD") rules and regulations
  • COS (Certified Occupancy Specialist) or TCS (Tax Credit Specialist) Certification or equivalent certification from a nationally recognized compliance training program
  • Knowledgeable in rent collections, posting to G/L, completing daily deposits, calculating SODAs, etc.
  • Accounts receivable and collections experience (a MUST)
  • High school diploma or GED
  • Ability to read and write English fluently
  • Ability to accurately perform intermediate mathematical functions
  • Ability to understand and perform all on-site resident management software functions
  • Minimum of two years of experience in residential property management as a Community Manager

  • Proficient in Word, Excel, Outlook, One-Site/Yardi Property Management Software, and Internet
  • Minimum of basic knowledge of computers
  • Intermediate knowledge of Microsoft Suites

Schedule

  • Ability to work any of the seven days of the week, 52 weeks of the year
  • Must be able to work scheduled hours consistently and overtime when requested
  • Ability to serve on-call as scheduled or necessary
  • Travel may be required to attend owner gatherings or resident events after hours

Physical Demands

  • Capable of physically accessing all exterior and interior parts of the property and amenities
  • Ability to push, pull, lift, carry, or maneuver weights of up to 50 lbs. independently and 100 lbs. with assistance

Pay

This non-exempt role has a pay rate of $25–$27 per hour for new employees, depending on experience, qualifications, knowledge, skills, abilities, and other relevant factors. Eligible for overtime for all hours worked in excess of 40 per week. May be eligible for discretionary and/or performance-based bonuses.
