This role assists in all operational duties of the Community Manager, including reporting, rent processing, leasing, marketing, and overseeing the community and associates in the Community Manager's absence. The incumbent must possess a high degree of professionalism and positive engagement for residents and staff.

Responsibilities

  • Resident Relations & Customer Service:
    • Provide A+ customer service at all times.
    • Manage and promote resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner.
    • Function as a resource center for residents on issues affecting their community-living experience and ability to make timely rent payments.
    • Organize and execute resident appreciation and retention events.
    • Maintain secure, confidential resident files.
    • Answer phones, greet walk-ins, and handle foot traffic.
    • Assist with leasing duties, including touring prospective residents.
  • Fiduciary:
    • Handle all monies of the property, including collecting, posting, and depositing rents, security deposits, and other community income.
    • Review resident files and ledger records to determine unpaid and/or late fees, communicate with residents regarding outstanding balances, and enforce lease agreements.
    • Assist with Monthly Projection Reporting, inspect vacancies, make-ready apartments, and models.
    • Inspect the property for community policy violations, needed repairs, and overall landscaping.
    • Meet regularly with Community Manager and Regional Manager to discuss community performance.
  • Staff Leadership:
    • Maintain a service-oriented environment by exhibiting a professional appearance and attitude.
    • Oversee property operations and staff in the Community Manager’s absence.
    • Support Leasing Consultants in leasing apartments and ensure Fair Housing guidelines are followed.
    • Manage compliance file maintenance under the direction of the Compliance department and Community Manager.
  • Adherence to Property Management Rules, Regulations, and Guidelines:
    • Conduct all business in accordance with company policies, Fair Housing, Americans with Disabilities Act, and all other laws pertaining to the apartment industry.
    • Follow established procedures related to evictions, including proper notice requirements and representing the property in court hearings.
  • Other duties as assigned by the Community Manager.

Requirements

  • 2+ years’ experience as an Assistant Community Manager.
  • LIHTC/Tax Credit Program Knowledge required.
  • Excellent communication skills and an unmatched dedication to customer service.
  • Solid track record of bookkeeping and rent collection.
  • Thorough understanding of landlord/tenant law and Fair Housing Laws.
  • Superior interpersonal skills: ability to get along with diverse personalities; tactful, mature, and flexible.
  • Resourceful and organized.
  • Solid computer knowledge: Windows (Word, Excel), internet, and email.
  • Working knowledge of Yardi Voyager Property Management software.

Physical Demands & Working Conditions

  • Classified as essential staff; expected to report to work and adhere to all safety and business protocols.
  • Frequent sitting and walking.
  • Repetitive use of the computer, keyboard, mouse, and phone.
  • Reading, comprehending, writing, performing calculations, and communicating verbally.
  • May work in an elevated site and walk on uneven ground.
  • Occasional squatting, bending neck/waist, twisting neck/waist, pushing, and pulling.

Pay

Compensation Range: $20—$22 USD
