Assistant Community Manager

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community.
Responsibilities
The Assistant Community Manager will play a vital role in the delinquency and collection of rent to optimize the property's cash flow and financial position. As an Assistant Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management in the absence of the Community Manager.
- Financial Management: posting all payments and income, processing and reconciling daily account receivables, monitoring and following up on bad debt, and helping the property meet budgeted revenues, expenses, and Net Operating Income.
- Personnel Management: screening, hiring, training, coaching, and developing onsite staff, ensuring staff compliance and consistency with Company policies and procedures.
- Strategic Leasing Management: ensuring staff leasing techniques are effective, implementing marketing strategies, dealing with resident complaints, and developing resident retention programs.
- Administrative Management: managing excellent customer service, monitoring service request turnaround and responsiveness of maintenance staff, maintaining property appearance, and planning for and utilizing property resources economically.
Qualifications
- High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Ability to understand and perform all onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
While performing the duties of this job, the employee is regularly required to remain in a stationary position, often standing or sitting for prolonged periods, communicate with others to exchange information, repeat motions that may include wrists, hands, and/or fingers, assessing the accuracy, neatness, and thoroughness of the work assigned.
- Frequently required to move about to accomplish tasks or move from one worksite to another.
- Occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, step stools, and the like, move self into different positions to accomplish tasks in various environments including tight and confined spaces.

Pay
Salary Range: $20 per hour to $25 per hour
Schedule
Regular/daily onsite attendance is required, with occasional overtime, weekends, night hours (emergencies) and work in outdoor environments.
