About the role

The Assistant Community Manager oversees the everyday operations and financial functions of the housing community under the supervision of the Community Manager. Key responsibilities include managing financial processes, personnel, leasing, maintenance, administrative tasks, and risk management.

Responsibilities

  • Post all payments and income accurately, timely, and efficiently.
  • Process and reconcile daily account receivables.
  • Monitor and follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post all charges to resident and non-current resident accounts; bill back utilities where applicable.
  • Maintain accurate and organized records; audit resident files to ensure accuracy.
  • Walk units and post move-out charges, statements, and security deposit refunds.
  • Screens, hires, trains, coaches, and develops onsite staff.
  • Ensures staff effectiveness through training, coaching, counseling, and guidance.
  • Supports and leads staff in compliance with company policies and procedures.
  • Leads leasing techniques to obtain closure, follow-up procedures, sign leases, and maintain accurate reporting systems.
  • Implements marketing strategies and systems based on the annual marketing plan.
  • Deals with resident complaints, concerns, and requests to ensure resident satisfaction.
  • Develops and implements resident retention programs.
  • Shows, leases, and moves in prospective residents.
  • Manages customer service, monitors service request turnaround, and ensures responsiveness of maintenance staff.
  • Maintains property appearance and ensures timely completion of repairs.
  • Affords supervision of all business functions related to operations.
  • Utilizes property resources, equipment, and supplies economically.

Requirements

  • High School Diploma or Equivalent.
  • Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform all onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly stand or sit for prolonged periods.
  • Communicate with others to exchange information.
  • Repeat motions that may include wrists, hands, and/or fingers.
  • Absorb information, assess the accuracy, assess the accuracy, neatness, and thoroughness of the work assigned.
  • Move about to accomplish tasks or move from one worksite to another.
  • Ascend/descend ladders, stairs, scaffolding, ramps, step stools, and the like.
  • Move self into different positions to accomplish tasks in various environments including tight and confined spaces, work in an overhead position and reach, adjust or move objects of up to 25 lbs. in all directions, lift and place objects up to 25 lbs.
  • Operate machinery or power tools.
  • Operate motor vehicles and/or golf carts.
  • Identify and inspect objects.
  • Be able to work overtime, weekends, night hours (emergencies).
  • Work in small and/or enclosed spaces.
  • Traverse flat and non-flat terrain.
  • Work in extremely low or high temperatures.
  • Work in outdoor environments such as precipitation and wind.
  • Be exposed to hazardous chemicals.

Qualifications

  • High School Diploma or Equivalent.

Pay

$20 per hour to $22 per hour.

Schedule

This is a full-time position.
