We need to output HTML fragment with sections: About the role, Responsibilities, Requirements (or Qualifications), Skills, Benefits, Pay, Schedule only if present. The posting includes "Why Thompson Thrift?" which is about culture, values, etc. That could be "About the role"? Actually "About the role" is generic heading for description of role. The posting includes a paragraph after "Why Thompson Thrift?" describing values-driven culture etc. That could be placed under "About the role" or maybe "Benefits"? But benefits are separate: they mention competitive benefits, flexibility, wellness programs. That's benefits. Also they mention "Work-Life Support — Competitive benefits, flexibility, and wellness programs". So we can put Benefits section with that list. Pay: they have Colorado Pay Range: $110,000 USD - $120,000 USD. Also note about compensation may vary etc. We should include Pay section with that range. They also note it's only for Colorado. We'll include that. Schedule: not mentioned. So omit Schedule. We need headings:

for each section. Use
  • for lists. Use

for prose. We must not repeat job title as heading. Not include Job ID etc. We must preserve all substantive information, not invent or summarize away detail. Remove boilerplate: cookie/navigation/legal/EEO etc. The posting includes "Use of AI in Hiring" etc. That's boilerplate? It's about hiring process; maybe we should remove as it's not substantive about role? The instruction: Remove cookie/navigation/legal/EEO/equal-opportunity/scam-warning boilerplate, duplicated lines, and application instructions. The AI hiring note might be considered legal/boilerplate; but it's about process. Might be considered boilerplate; safer to remove. Also the statement about compensation may vary etc is part of Pay details; we should keep that as part of Pay section. We need to include all substantive info: role description, responsibilities list, ideal candidate education, experience, skills & attributes, benefits, pay. We need to structure sections: About the role (maybe combine the initial description and "Why Thompson Thrift?" values). Responsibilities (list). Requirements (education + experience). Skills (skills & attributes). Benefits (list). Pay (range). Possibly also Qualifications but we can combine education+experience under Requirements. We must not create empty sections. Let's extract prose: About the role: The first paragraph: “Multifamily Real Estate Help drive performance and long-term value across Thompson Thrift’s multifamily real estate portfolio. As an Asset Management Associate , you’ll support the execution of asset-level business plans across both lease-up and stabilized multifamily communities. This role combines financial analysis, market insights, and cross-functional collaboration to improve property performance, protect cash flow, and maximize long-term asset value. You’ll partner with Community Management, Development, Accounting, Marketing, Investment Strategy, and other teams to turn property and market data into practical recommendations that positively impact portfolio performance.” Then "Why Thompson Thrift?" paragraph: “Thompson Thrift is an integrated, full-service real estate company engaged in the development, construction, leasing, and management of high-quality multifamily communities nationwide. We’re committed to building exceptional places — and developing the people who make them possible. At Thompson Thrift, You’ll Find Values-Driven Culture — Excellence, Service, and Leadership guide everything we do Career Growth — Training, mentorship, and long-term development opportunities Work-Life Support — Competitive benefits, flexibility, and wellness programs Real Impact — Hands-on involvement in industry-leading multifamily projects” We could split: About the role includes first paragraph; Benefits includes the bullet list from Work-Life Support etc. But the "Why Thompson Thrift?" also includes values-driven culture etc. Could be part of About the role or separate section like "About the Company". But only allowed headings: About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. So we can put the company description under About the role as well. Thus About the role prose: combine both paragraphs. Responsibilities: list of bullet points under "Key Responsibilities". We'll convert each line to

  • . Requirements: Education and Experience. Could be two sublists? We'll just make a
with items: Bachelor’s degree in Real Estate, Finance, Accounting, Economics, Business, or a related field.; 2+ years of professional experience in multifamily real estate asset management; Demonstrated experience with both stabilized and lease-up multifamily properties, including property performance monitoring and operating-plan execution; Experience in property management, leasing, operations, finance, accounting, or investment analysis preferred. Skills: list under Skills & Attributes. We'll convert each bullet. Benefits: list from Work-Life Support: Competitive benefits, flexibility, and wellness programs. Also maybe "Training, mentorship, and long-term development opportunities" under Career Growth? That's more about career growth, could be considered benefits? But it's under "Why Thompson Thrift?" as Career Growth. Could be considered benefits as well. However we already have Benefits section; we could include those as list items. But we need to avoid duplication. The instruction: Prefer a few substantive sections over many thin ones. So we can include Benefits with items: Competitive benefits, flexibility, wellness programs; Training, mentorship, and long-term development opportunities; Hands-on involvement in industry-leading multifamily projects (Real Impact). Also Values-Driven Culture — Excellence, Service, and Leadership guide everything we do (maybe not a benefit). But we can include as part of About the role. Pay: include range and note about geographic location etc. We must not include boilerplate like "Actual compensation may vary..." but that is part of Pay details; we can keep as prose in Pay section. We must not include "Use of AI in Hiring" etc. Now produce HTML. Structure:

      Pay

Colorado Pay Range: $110,000 USD - $120,000 USD. Actual compensation may vary from posting based on geographic location, work experience, education and/or skill level. The hourly or salary range is the range Thompson Thrift in good faith believes is the range of possible compensation for this role at the time of this posting. The Company may ultimately pay more or less than the posted range. This range is only applicable for jobs to be performed in Colorado. This range may be modified in the future. No amount is considered to be wages or compensation until such amount is earned, vested, and determinable under the terms and conditions of the applicable policies and plans. The amount and availability of any bonus, commission, benefits, or any other form of compensation and benefits that are allocable to a particular employee remains in the Company's sole discretion unless and until paid and may be modified at the Company's sole discretion, consistent with the law.

We should not include Schedule. Check for any duplicated lines: we have not repeated. Now ensure we didn't miss any substantive info: The "Key Responsibilities" list includes many items; we need to capture all. Let's list them exactly as in text: - Monitor multifamily assets against budgets, forecasts, pro formas, business plans, and relevant market benchmarks, identifying material variances, root causes, and recommended actions - Track key operating metrics, including occupancy, leasing velocity, exposure, rent growth, net effective rent, concessions, renewals, bad debt, revenue, controllable expenses, NOI, cash flow, and capital needs - Partner with Community Management, Regional Managers, and onsite teams to understand operating conditions, support execution, and maintain accountability for follow-up items - Support rent, concession, renewal, marketing, and leasing recommendations using property performance data, competitive intelligence, market conditions, and inventory exposure - Evaluate multifamily lease-up pacing and stabilization risk, including demand, conversion, pricing, concessions, staffing, operating readiness, and transition into stabilized operations - Prepare and review monthly, quarterly, and annual forecasts, operating budgets, cash-flow projections, and asset-level performance reporting - Develop variance analyses, financial models, sensitivity analyses, rent and concession scenarios, expense evaluations, capital plans, and value-impact analyses - Validate data inputs and maintain strong controls across Excel-based models, Yardi or similar property-management systems, business-intelligence tools, and source reporting - Support annual business plans, asset strategies, market research, competitive analysis, acquisition or development underwriting, due diligence, refinancing, dispositions, and other investment-related initiatives - Prepare executive-ready materials and recommendations and participate in cross-functional meetings and onsite asset reviews We'll include each as
    • . Skills & Attributes list: - Strong understanding of multifamily real estate, current industry trends, and the operational differences between lease-up and stabilized communities - Highly proficient in Excel and financial analysis, including forecasting, budgeting, financial statement analysis, variance analysis, cash-flow modeling, and scenario analysis - Ability to conduct ad hoc analysis, organize large volumes of information, and translate data into concise, practical recommendations - Experience with Yardi or a comparable property-management, accounting, revenue-management, or business-intelligence platform - Strong written, verbal, presentation, and interpersonal communication skills, including the ability to communicate effectively with senior leaders and onsite teams - Ability to manage multiple assets, deadlines, and priorities with accuracy, ownership, and follow-through - Ability and willingness to travel to Thompson Thrift communities, including periodic onsite visits, is required. - Experience with revenue management, rent-setting, concessions, renewal strategy, lease-up planning, market data, competitive surveys, or executive-level materials preferred We'll include each as
    • . Education & Experience list: - Bachelor’s degree in Real Estate, Finance, Accounting, Economics, Business, or a related field. - 2+ years of professional experience in multifamily real estate asset management - Demonstrated experience with both stabilized and lease-up multifamily properties, including property performance monitoring and operating-plan execution - Experience in property management, leasing, operations, finance, accounting, or investment analysis preferred We'll include as
    • . Now About the role prose: combine first paragraph and "Why Thompson Thrift?" description (excluding the bullet list we moved to Benefits). But we need to keep the values-driven culture etc maybe as prose. We'll include the sentences: “Thompson Thrift is an integrated, full-service real estate company engaged in the development, construction, leasing, and management of high-quality multifamily communities nationwide. We’re committed to building exceptional places — and developing the people who make them possible. At Thompson Thrift, You’ll Find Values-Driven Culture — Excellence, Service, and Leadership guide everything we do Career Growth — Training, mentorship, and long-term development opportunities Work-Life Support — Competitive benefits, flexibility, and wellness programs Real Impact — Hands-on involvement in industry-leading multifamily projects” We could keep as is, but note that we already extracted Benefits items; we might still keep the prose but it's okay to have some overlap? The instruction: Preserve ALL substantive information; do NOT invent or summarize away detail. If we move the benefit items to a list, we still need to keep the prose that mentions them? Could be considered duplication but still preserving. However we might risk duplication but it's okay as long as we don't omit. We'll keep the prose as is, and also have Benefits list; that duplicates some info but not omitting. Might be acceptable. Alternatively we could incorporate the values-driven culture etc into About the role prose and keep Benefits list separate for the specific items (ben
