ARIUM Perimeter Park is hosting open interviews on Tuesday, August 18th from 3PM–7PM at 1001 Carrington Park Circle, Morrisville, NC 27560. These will be rapid interviews (10–15 minutes); please bring a resume.
Responsibilities
- Maintenance Technician duties:
- Apartment renovations and make-ready/turns
- Exterior preventative maintenance
- Complete work orders in a timely manner
- Appliance repair & troubleshooting, painting, plumbing, light electric, light carpentry, drywall patching
- Porter/grounds-keeping work during downtime
- Assistant Maintenance Supervisor duties:
- Oversee daily maintenance operations and lead the team in the absence of the Maintenance Supervisor
- Perform maintenance tasks directly or delegate to technicians; inspect completed work for quality and compliance
- Support the resident service request system, aiming for 24-hour completion
- Participate in the on-call rotation and provide emergency service support
- Maintain safety documentation (MSDS sheets, HAZCOM records, lead-based paint protocols, mold/mildew procedures, pool and refrigerant logs, EPA/OSHA compliance materials)
- Monitor property conditions and address unsafe situations promptly
- Maintain records for preventive maintenance, service requests, and make-ready status of vacant units
- Ensure expenditures align with budget guidelines unless prior approval is obtained
- Schedule and perform routine maintenance on equipment and tools
- Diagnose and perform minor repairs across systems and components, including:
- Identify and map utility meter cut-offs, fixture shut-offs, and sewer clean-outs
- Maintain adequate inventory of parts and materials for common repairs
- Assist in grounds-keeping (raking, sweeping, shoveling)
- Support the make-ready process and collaborate with the Make-Ready Manager
- Follow all company safety protocols and use appropriate safety equipment
- Report unsafe conditions immediately
- Additional duties as assigned by the Property Manager or Regional Manager
Requirements
- High school diploma or GED equivalent
- 2+ years of experience as an Apartment Maintenance/Service Technician
- EPA Universal Certification (required)
- CPO Certification (preferred)
- Ability to earn future designations as required by industry standards, EPA regulations, and OSHA requirements
- Solid knowledge of carpentry, electrical, plumbing, and other maintenance tasks
- Strong verbal and written communication skills
- Ability to work in a fast-paced environment, multitask, and meet deadlines
- Team-oriented and problem-solving mindset
- Professional appearance and manner at all times
- Ability to work extended periods without relief for priority/emergency situations
- Physical requirements:
- Stooping, standing, climbing, and frequent lifting of at least 50 lbs (e.g., pumps, tools, ladders)
- Lift and carry objects up to 50 lbs for distances of up to 30 feet
- Climb ladders and stairs
- Valid driver’s license
- Willingness to consent to pre-employment drug screening and criminal background check
- Rotating on-call schedule, including nights, weekends, and holidays
