Area Sales Manager

About the Role

The Assistant Sales Manager (ASM) supports the sales team by providing guidance and direction under the VP or Director of Sales & Marketing. This position includes supervisory responsibilities, ensuring all sales associates/consultants maintain required certifications as mandated by state or local jurisdictions.

Responsibilities

• Meet or exceed division-set sales goals.
• Coach and assist sales staff with sales closings to achieve department goals.
• Manage and oversee the activities of on-site sales staff for assigned communities.
• Support division goals to achieve a 100% overall customer satisfaction rate.
• Recruit, train, evaluate, manage, mentor, and retain sales staff.
• Ensure proper staffing in communities.
• Perform on-site reviews and evaluations.
• Manage the contract process, ensuring accuracy and timely ratification (as applicable).
• Enforce company policies, including contract agreements and starts paperwork to ensure completion.
• Ensure compliance with pricing and sales release guidelines; coordinate administration of change orders and special option requests.
• Confirm incentives for neighborhoods and update CMAs with community sales consultants.
• Verify through the CMA that DRB is positioned correctly with product/house plans, standard features, and options to match buyer profiles.
• Maintain knowledge of the competitive market and suggest strategies to increase the customer base.
• Assist in coordinating the opening and closing of new communities.
• Provide input on advertising/marketing needs for communities.
• Confirm community signage and offsite weekend directional signage include the correct message and company branding.
• Partner with corporate marketing and the Director of Sales & Marketing on advertising initiatives.
• Champion Realtor outreach campaigns (e.g., breakfasts, lunches, office presentations).
• Travel to off-site events and division communities (requires a valid driver’s license).
