Area Operations Director- Modernization (Mid-Atlantic Area)

About the role

Successfully provide direction, support and focus to modernization within the Mid-Atlantic Area to ensure that budget growth and profits are exceeded, and the department continues to grow in volume and operates efficiently and cost-effectively.

Responsibilities

  • Drives and supports a culture of safety throughout the organization. Including participation in safety training, performing safety audits and stressing the importance of safety to all employees.
  • Act as change agent in order to improve sales and operation by promoting improvements and changes as well as pushing through improvements to achieve best in class performance.
  • Drives success of region modernization processes from booking to turnover; coordinates with the branch teams within the region to drive initiatives.
  • Responsible for successful growth and bottom line P&L of the modernization product; drives consistent financial results, maintaining expected levels of profitability on region modernization projects.
  • Support business development through sharing insights on customer relationships with key customers and consultants. Maintains strong working knowledge of the overall modernization market including market penetration. Will include participating in key customer meetings and bid opportunities.
  • Support sales and operations as subject matter expert on full value stream of tools, processes and product.
  • Support branch modernization employees by providing direction and training, and communicating company policies, procedures and objectives. Includes hiring, supervising performance management, and progressive discipline. Plans, directs and prioritizes elevator modernizations with region manpower needs; supervises project managers and uses project management software and other scheduling tools.
  • Uses accounting reports to review job backlogs and possible job fades for all branches within the region.
  • Visits jobsites to survey and advises on modernization jobs progress. Includes trouble-shooting problems with operations managers and mechanics, performing quality audits and meeting with contractors to review progress.
  • Develops and maintains strong working relationships with customers.
  • Reviews and signs off on all bids above a certain dollar threshold. Includes attending pre-bid meetings with sales representatives and providing technical input to calculate labor and material costs.
  • Assists with and provides approval for change orders, purchase orders, elevator turnover authorizations, accounts receivable, write-offs, credits and other necessary approvals.
  • Maintains up-to-date knowledge of all federal, state and local elevator industry code requirements.
  • Actively participates in branch coordination meetings; collaborates with the factory as the main point of contact for region modernization.
  • Possible oversight or project responsibilities on special tasks or projects.
  • Performs other duties as assigned.

Education & Experience

  • Thorough knowledge of the construction industry and general management skills; or general business knowledge normally acquired though a Bachelor’s degree; or two years experience managing on a branch departmental level; or equivalent combination of education and experience
  • Ability to write reports, contract proposals and business correspondence
  • Ability to effectively present information and respond to questions from management and customers
  • Ability to define problems, collect data, establish facts and draw valid conclusions
  • Ability to interpret an extensive variety of technical instructions in mathematical or diagram form, and deal with several abstract and concrete variables
