The Area Manager has daily operational accountability for assigned customer-contracted service location(s). This role involves supervising and coordinating cleaning and maintenance teams, coaching and training team members, maximizing efficiency and consistency of custodial services, and assisting with cleaning duties. The Area Manager is responsible for employee hiring, training, scheduling, expense control, and service performance to develop long-term, high-quality client relationships.

Responsibilities

• Recruit and hire qualified employees to meet customer/contract expectations; complete employee forms and discuss company policies.
• Respond to customer requests promptly, resolve complaints, build strong relationships, and attend key account meetings.
• Provide day-to-day leadership, supervision, development, training, and coaching to assigned workforce.
• Project a professional image of the company to promote its goals and objectives.
• Ensure operational field staff adheres to company policy and administers practices fairly.
• Control and review expenses to comply with labor budget allocations; obtain approval for budget increases.
• Work with custodial staff to complete and post work schedules.
• Review and process payroll reports within 24 hours.
• Perform daily administrative duties (e.g., approving time off, schedule changes, and evaluations).
• Assess, provide, and document training needs for custodial staff.
• Conduct regularly scheduled account visits and audits; document visits and submit reports.
• Ensure service levels and performance expectations are met or exceeded per client.
• Manage and decrease direct costs at all accounts.
• Monitor and manage inventory stock and materials; coordinate with Purchasing to resolve supply issues.
• Ensure all equipment is inspected for proper operation and damage; follow supplier guidelines.
• Investigate and notify appropriate personnel of incidents (e.g., false alarms, damages, thefts, injuries); submit reports promptly.
• Cover shifts where needed.

Requirements

• Business Administration degree or equivalent with emphasis on management, customer service, or operations training.
• 3–5 years of hands-on experience in a similar or related role.

Skills

• Required:
  • Knowledge of the janitorial industry and facility services management.
  • Knowledge of wage, hour, and labor laws.
  • Labor and supplies budgeting experience.
  • Proficiency in Microsoft Office applications (Word, Excel, PowerPoint, Outlook).
  • Organized, flexible, and able to multi-task and shift priorities smoothly.
  • Ability to maintain confidential information.
  • Problem-solving and decision-making skills.
  • Knowledge of proper handling of hazardous materials and OSHA guidelines.
  • Ability to operate standard janitorial equipment (e.g., side-by-side, auto scrubber, extractor).
• Preferred:
  • Bilingual in English/Spanish.
  • Some sales knowledge.
