We need to output HTML fragment with headings for sections that have content. Need to include sections: About the role? The description includes location, schedule, etc. We should not repeat job title. Use

for each section heading. Use
  • for lists. Use

for prose. Remove boilerplate: cookie/navigation/legal/EEO etc. Remove application instructions, duplicated lines. Keep substantive info. We need to decide sections: maybe "Location", "Schedule", "About the role" (the paragraph about company), "Responsibilities" (What You’ll Do...), "Requirements" (What You Need to Succeed...), "Benefits" (What We Do For You...), maybe "Assessment" (Wonderlic Assessment) but that's part of process; maybe include as a note. But we should only include sections with real content. The posting includes location, schedule, company description, responsibilities, requirements, benefits, assessment note, application deadline (but we remove application instructions). Also "Work Location… Work Schedule and location based on supervisor requirements" is vague; maybe drop. We need to preserve all substantive info: location: Arizona Regional Office. Full Time. Schedule: Monday - Friday. Company motto, mission, values. Wonderlic assessment details. Area Manager description. Responsibilities list. Requirements list. Benefits list. We should not include headings with filler like "Pay" or "Schedule" if schedule is given (we have schedule). So include Schedule section. Benefits section: we have benefits. Pay not mentioned, so omit Pay. We need to format:

    Location

    Arizona Regional Office. Full Time.

    maybe combine. Schedule:

    Schedule

    Monday - Friday.

    About the role: maybe

Wonderlic Assessment: maybe as a note under Requirements? Could be its own section:

. But we need to avoid filler. It's substantive. We should not include application deadline etc. Let's extract exact text. Location: "Location: Arizona Regional Office Full Time/Part Time: Full Time Schedule: Monday - Friday." We can parse: Location: Arizona Regional Office. Employment type: Full Time. Schedule: Monday - Friday. We'll output. About the role: The paragraph starting "Are you interested in a career..." up to "Join us today!" includes company motto etc. We'll capture that. Wonderlic Assessment: paragraph starting "Wonderlic Assessment In the early stages..." up to "Click here!" but we should remove the link instruction? It says "Want to learn more about the Wonderlic Assessment? Click here!" That's application instruction? It's informational but maybe we keep description but remove the "Click here!" as it's a link instruction. We'll keep description of assessment. Area Manager description: paragraph starting "The Area Manager is a senior operations leader..." That's part of responsibilities? Actually it's description of role. Could be part of About the role or Responsibilities. We'll treat as part of About the role maybe. But we have separate "What You’ll Do…" list. So we can put the Area Manager description under About the role. Responsibilities: list after "What You’ll Do…" includes bullet points each starting with a verb. We'll capture each. Requirements: list after "What You Need to Succeed…" includes bullet points. Benefits: list after "What We Do For You…" includes bullet points. We need to ensure we don't include duplicated lines like "If minimum qualifications are met during resume screening the Wonderlic pre-employment assessment is required." That's part of Requirements? Actually it's in Requirements paragraph after list? It appears after the list: "If minimum qualifications are met during resume screening the Wonderlic pre-employment assessment is required. The assessment will arrive in the email inbox that you provided." That's about assessment; we could include in Requirements or separate note. We'll keep it as part of Requirements maybe as a note. But we should not repeat Wonderlic assessment description twice. We'll keep one description maybe under Requirements note. Let's extract Requirements list exactly: - Bachelor’s degree in property management, real estate, business administration, business management, or related field preferred. - Master’s degree in business administration preferred. - 3+ years of experience with increasing responsibility in property management required. - 3+ years of supervisory responsibility required. - 1+ years of experience managing a portfolio with a minimum of 800+ multi-family units preferred. - Proven leadership skills necessary to direct all aspects of property management operations and staff. - Interpersonal skills necessary to resolve landlord and resident issues. - Ability to create and monitor property budgets and prepare clear and concise financial reports. - Proficient computer skills that include knowledge of property management software, preferably Yardi. - Pass criminal background screening prior to employment. - Possession of a valid driver’s license and up-to-date vehicle insurance is required. - If minimum qualifications are met during resume screening the Wonderlic pre-employment assessment is required. - The assessment will arrive in the email inbox that you provided. We'll keep those as list items. Benefits list: - Based on position, annual or quarterly bonuses are awarded based on performance and KPIs. - Up to 20% apartment discount. - Continuing education and tuition reimbursement. - A generous PTO policy. - Health and wellness benefits include Medical/HSA/FSA/Dental/Vision/STD/LTD and many other benefits to meet your specific needs. - 4% company match for your 401k. - Avanti Shares Program where a portion of the company’s transactional profits are awarded to you. The longer you stay, the higher your return. - Avanti Cares Program that helps employees in financial need. - Tenure-based Anniversary Recess. - Avanti Advisors Program to help new hires with onboarding. We'll keep those. Now schedule: Monday - Friday. Location: Arizona Regional Office. Full Time. Now About the role: combine the paragraphs: "Are you interested in a career where customers, colleagues, and community service are the cornerstones of your work? Would you like to work with a company that celebrates victories both big and small and welcomes ideas from all levels of our team? If so, join us here at Avanti Residential! Our moto is Sempre Avanti, meaning “Always Forward”/ “Always Welcome.” We are “people people” through our mission and core values. We enhance our communities with our work, see all members of our team as leaders, and live La Bella Vita (The Beautiful Life). With endless opportunities for personal and professional growth, the sky’s the limit when advancing your career and being the best you can be. There is a place for you at Avanti Residential. Join us today!" Plus Area Manager description: "The Area Manager is a senior operations leader who directs and supervises site management activities across an assigned portfolio of communities within the Property Management Department. Working under the Sr. Regional Director and Regional Director, the Area Manager supports Avanti Residential's strategic and operational objectives by driving occupancy, resident satisfaction, and asset preservation. This role oversees a team of Community Managers and their on-site staff, ensuring each property is run with the same hands-on standard of care expected of a Community Manager: strong financial stewardship, excellent physical condition, and consistent KPI performance. The Area Manager monitors market conditions, controls property-specific budgets, and steps in directly on leasing, resident relations, and turnover activities as needed. Avanti views this role as a growth opportunity for associates who meet the requirements." We'll combine. Wonderlic Assessment description: "Wonderlic Assessment In the early stages of our hiring process after an application is submitted, a pre-employment assessment called Wonderlic is sent to all qualified candidates. This 45-minute assessment is a required step in our selection process to help us better understand fit for the position by defining strengths, motivational fit and work style. Please note that candidates who receive the assessment must complete it to proceed to the next steps in the hiring process." We could put this under a section "Selection Process" or include in Requirements note. Since we already have Wonderlic mention in Requirements, we could keep a short note there. But we should not duplicate. Perhaps better to have a separate section "Selection Process" with that description, and remove the Wonderlic lines from Requirements list (the two items about assessment). However the Requirements list includes those two items; they are substantive. If we remove them, we lose info. We could keep them in Requirements list and also have a separate section but that duplicates. Better to keep them in Requirements list and not have separate section. So we keep the two items in Requirements list. Thus we will not have a separate Wonderlic section. Now we need to output HTML fragment only. Structure:

    Location

    Arizona Regional Office. Full Time.
