Apartment Maintenance Supervisor $1,000 Sign-On Bonus

Hands-on, HVAC-savvy leader needed to oversee maintenance at Crown Colony Apartments (220 units).

Pay

• $27–30 an hour
• $1,000 sign-on bonus (paid after 90 days of employment)
• Quarterly bonuses up to $1,000
• Annual 401k match
• $100 on-call bonus per week plus minimum 1.5 hours pay for emergencies

Schedule

• Monday–Friday, 8:00 AM–5:00 PM
• On-call rotation once every 3 weeks

Responsibilities

• Ensure all work orders are completed in a timely manner based on priority
• Make-ready and unit turnover between tenants
• Interior and exterior painting/staining
• Collaborate with the Property Manager on monthly budget reviews
• Manage and adapt a preventative maintenance program
• Exterior structural maintenance as needed
• Coordinate 24/7 emergency cell phone coverage
• Snow removal (when applicable)
• Pool maintenance (where applicable)
• Assist in capital projects, including rehab and major repairs
• Manage 3rd-party vendors, including gathering 3 bids for projects

Requirements

• 2+ years’ experience in maintenance, including 2+ years in multi-family housing
• 2+ years’ HVAC experience and EPA Certification
• Experience managing/supervising 2+ employees
• Drywall, painting, and carpentry skills
• Working knowledge of plumbing (including sweating copper pipe)
• Working knowledge of electrical (outlets, switches, light fixtures)
• Experience repairing or diagnosing appliances (refrigerators, stoves, dishwashers, garbage disposals)
• Water heater knowledge (electric and gas)
• Based in Kansas City, Manhattan, or Lawrence and ready to work in Topeka
