Apartment Maintenance Manager

About the Role

Fairstead manages over 30,000 apartments across 28 states under a single integrated platform combining development, construction, and property operations. The Service Manager position in Jacksonville places you at the center of day-to-day building operations, supervising a maintenance team to ensure fast, reliable service for residents while keeping aging or mixed-vintage systems running efficiently within budget constraints.

You'll handle inspection and repair of electrical equipment and mechanical systems, lead special projects, and maintain safety compliance and sanitation standards. Routine work is carried out independently, while complex projects receive support. Overtime is expected during emergencies or special projects, and maintenance leadership requires availability outside business hours when systems fail.

Responsibilities

• Supervise a maintenance team, setting priorities and organizing workflows.
• Inspect and repair electrical equipment and mechanical systems.
• Lead special projects and ensure safety compliance and sanitation standards.
• Evaluate and improve existing maintenance policies and procedures.
• Manage make-ready cycles, punch lists, and occupied building maintenance.
• Implement or refine maintenance procedures to develop operational judgment.
• Use digital tools and data-driven decision-making for work orders and reporting.

Requirements

• Three or more years of hands-on property maintenance experience.
• Proficiency in at least one skilled trade (HVAC, electrical, plumbing, or another mechanical discipline) with broad general maintenance ability.
• Strong safety knowledge and adherence to precautionary standards.
• Organizational and project management skills sufficient to lead a team.
• Ability to evaluate and improve maintenance policies and procedures.
• Microsoft Office proficiency; familiarity with Yardi or RealPage is a plus.
• Comfort with building systems terminology and digital tools for documentation and process improvement.
