About the Role

Our logistics acquisitions team in Newport Beach is seeking an Analyst to provide advanced financial analysis, research, and due diligence support for Marq Logistics acquisition activities in the Southwest Region. This role will assist in expanding our industrial portfolio, currently over 25 million square feet* located in the Southern California, Phoenix, and Las Vegas markets. The Analyst will collaborate with various team members across different departments and groups, directly impacting key business operations.

Responsibilities

  • Perform advanced modeling and valuation analysis (Argus and Excel) for potential acquisitions and development opportunities.
  • Create discounted cash flow models to analyze returns for potential acquisitions.
  • Prepare thorough and concise Investment Memos for presentation to the Investment Committee and Board of Directors.
  • Formulate key investment decisions based on judgment and empirical analysis of data.
  • Provide and qualify informed opinions on an investment’s merits by collecting, processing, and tracking in-depth market information.
  • Comp Tracking – data entry into a centralized database of comps received from industry professionals, including:
    • Lease Rates
    • Purchase Price on sale transactions, comparing against internal underwriting model to generate Cap Rates
    • Retrade/Cap Rates
    • Repricing tracker
  • Accurately record, save, and organize deals through Dealpath tracking software.
  • Ensure Dealpath is updated weekly and confirm with Senior Management the list of sites for the following week’s Regional and National Pipeline meetings.
  • Support associates and senior management in matters related to the successful operation of various business units.
  • Professionally represent Ares to the broader real estate community (e.g., brokers, bankers, and other service providers).
  • Create Investor Tour Books of Regional Assets, ensuring they are maintained and updated as required.
  • Transcribe notes from Senior Management deal calls with industry professionals.

Requirements

  • 1-3 years of applicable work experience preferred.
  • Proficiency in Argus Enterprise; Argus certification a plus.
  • Proficiency in Excel.
  • Financial background in real estate or finance preferred.
  • Bachelor’s degree with undergraduate coursework in business, finance, or accounting; strong understanding of real estate finance principles.
  • Ability to comprehend, analyze, interpret, and create real estate documents including LOIs, RFPs, property offering memorandums, market reports, and tenant leases.
  • Excellent written and communication skills.
  • Advanced PowerPoint and Word skills preferred.
  • Willingness and ability to travel as needed.
  • Ability to handle sensitive and confidential information.
  • High ethical standards and strong work ethic.

Pay

The anticipated base salary range for this position is $120,000.00 - $135,000.00. Total compensation may also include a discretionary performance-based bonus.
