Responsibilities

  • Develop a comprehensive understanding of the various components of commercial real estate loans and how each business provision impacts financial returns.
  • Assist the Capital Markets team with all phases of corporate and property-level loan executions.
  • Cook up documentation of transaction business points with Sterling’s legal team.
  • Facilitate broker bidding processes for new financings and refinancings, including assisting with property-level and fund-level diligence requests.
  • Work closely with brokers to create loan marketing materials.
  • Be the point of contact for lenders during the due diligence process by promptly and thoughtfully answering all diligence requests, including gathering and/or creating the requested diligence documents.
  • Continually review owned asset portfolio (75+ properties) to proactively identify financing-related opportunities (i.e. loan earn-outs, strategic refinancings etc.) and approaching debt maturities.
  • Communicate future debt assumptions for owned assets to the Asset Management team and other constituents.
  • Work closely with Sterling’s construction and accounting teams to orchestrate loan draws for active construction/development projects and the reporting of loan covenant calculations, as well as forecasting ratios for future covenant tests.
  • Cook up lender approvals when necessary, including lease approvals, REA approvals, SNDA requests, and other required approvals.
  • Learn the process of preparing financial models and cash flow forecasts with IRR and equity multiple sensitivities by working with the Capital Markets and Investments teams.

Requirements

  • Bachelor’s degree in real estate, finance, accounting, or related concentration.
  • Advanced degree preferred but not required.
  • Excellent interpersonal, communication, and writing skills with a team-first mentality, hunger for results, and the aptitude to interact with top executives.
  • Highly committed, analytical, self-motivated, and strategic, with strong attention to detail and the ability to excel under pressure.
  • Strong time management and organizational skills with the ability to handle multiple tasks concurrently in a fast-paced environment.
  • Willingness to work late nights and weekends on occasion when needed in connection with live transaction deadlines.
  • Proficient in Microsoft Office applications; Argus and/or Yardi experience a plus.
