Analyst - Asset Management
About the role
Conduct operational and financial analysis to maximize the value of key assets within the company's hotel portfolio.
Partner with the Asset Management leadership team to review monthly, quarterly, and annual financial statements, engage hotel operators to understand key performance drivers, and help develop recommendations for capital improvements and strategic adjustments for presentation to senior leadership (SVP, COO).
Support the Asset Management leadership team, including Director of FP&A, Director of Revenue, and VPs of Asset Management, to ensure KPIs and ad-hoc reports are thoroughly explained and analyzed for property teams.
May collaborate with Design & Construction project managers to ensure capital projects remain on time and on budget, escalating key decisions to leadership, including Directors, VP, SVP, and COO.
Responsibilities
- Review monthly, quarterly, and annual financial statements; conduct variance and key metrics analysis;
- Partner with property teams to understand performance drivers and address challenges;
- Participate in monthly operating reviews with property leadership to understand past performance and forecasted metrics;
- Evaluate ROI and capital investment opportunities through financial modeling, sensitivity analysis, and supporting documentation;
- Analyze performance data and recommend revenue growth and cost reduction strategies, ensuring accountability from on-property teams and Marriott leadership;
- Serve as primary point of contact for assigned assets, completing all required asset management functions and communicating frequently with leadership on results and key decision points;
- Support annual operational and capital budget planning, ensuring alignment between property level objectives and corporate financial goals;
- Aid in the creation and review of financial models for potential ROI projects and other capital investment opportunities for hotel assets;
- Leverage AI tools to enhance analysis, automate reporting, and improve process efficiency while ensuring accuracy and oversight of all outputs;
- Prepare and deliver presentations for monthly operating reviews, board of directors' meetings, and ad-hoc property initiatives;
- Communicate asset performance to senior leadership (VP, SVP, C-suite) and Investor Relations;
- Perform other duties as assigned.
Requirements
Education: Degree in Finance, Accounting, Real Estate, Business or related field required.
Experience: 2+ years' financial analysis, asset management, or strategic planning required. Previous experience in hotels or relevant hospitality field preferred; other relevant experience in real estate finance, FP&A, private equity, or consulting also considered.
Skills and Abilities
- Excellent quantitative, technical, written, and verbal communication skills;
- Innovative thinking and ability to diagnose and solve complex problems with a high level of curiosity and a willingness to learn;
- Strong organizational skills and the ability to manage multiple deadlines;
- Expert knowledge in Excel and PowerPoint. Familiarity with the Microsoft Power Platform (Power BI, Power Automate, Power Apps) preferred.
Physical Requirements
- Speak and hear for phone calls, meetings, and communications.
- Use both close and distance vision for computer work, document review, and office/property navigation.
- Frequently sit, stand, and walk extended distances across large properties.
- Frequently lift/carry up to 5 lbs. (files, supplies, equipment).
- Continually use manual dexterity and frequent fine motor skills required for computer and office tasks.
Working Conditions
- In-office position based in a corporate environment with individual workspaces and shared common areas which support focused work while encouraging regular interaction among colleagues.
- Moderate background noise typical of a collaborative office setting.
- Some travel required for property site visits and stakeholder meetings.
- Standard business hours with extended availability during major projects or negotiations.
- Occasional evening/weekend availability for critical business matters.
