Alternate Contract Maintenance Manager

Base location is a specific office or home location; up to 20% travel may be required.

About the Role

Perform Operations & Maintenance (O&M) Management administration functions, handling a variety of actions and problems relating to assigned contract(s). Monitor management plans designed to accomplish contractual objectives and provide direction and support to subcontractors, support staff, trades, and crafts.

Responsibilities

• Schedule work to be performed and submit various monthly progress reports in accordance with contract and J&J requirements.
• Manage and commit contract resources; monitor budgets on assigned contracts.
• Ensure safety of all personnel on the job, including subcontractor personnel, and compliance with environmental standards and quality of work performed.
• Conduct training of staff, safety meetings, and briefings.
• Research and address customer and employee complaints.
• Perform maintenance of HVAC systems in the field and handle Contract Management tasks.
• Additional duties as required.

Requirements

• High School Diploma or equivalent education.
• 5 years of verifiable experience in Operations & Maintenance within a healthcare business occupancy medical facility.
• Verifiable experience servicing and/or renovating commercial buildings, including management of a diversified workforce responsible for operations, maintenance, and repair of commercial building infrastructure systems.

Skills

• Knowledge of codes and standards applicable to O&M tasks covered by the PWS, TJC, NFPA, EPA, and OSHA.
• Skilled in the operation, repair, and maintenance of HVAC systems, electrical, plumbing, mechanical systems, fire systems, and security systems.
• Knowledge of OSHA safety regulations and PPE procedures; ability to conduct accident investigations and safety inspections.
• Ability to read, write, speak, and understand English.
• Proficiency in Microsoft Office Suite and basic computer skills.
• Strong written and oral communication skills.
