About the role

The Assistant Community Manager oversees the everyday operations and financial functions of the housing community under the supervision of the Community Manager. Key responsibilities include managing financial aspects, personnel, leasing, maintenance, and administrative tasks.

Responsibilities

  • Post all payments and income accurately, timely, and efficiently.
  • Process and reconcile daily account receivables.
  • Monitor and follow up on bad debt, prepare late notices, and file evictions.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post all charges to resident and non-current resident accounts, and bill back utilities if applicable.
  • Maintain accurate and organized records, audit resident files, and post move-out charges, statements, and security deposit refunds.
  • Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
  • Maintain property appearance and ensure repairs are noted and completed on a timely basis.
  • Affordable Housing Programs: Minimum of 1 year experience with affordable housing programs, including LIHTC, HUD, and other applicable designations preferred but not required.

Requirements

  • High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform all onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
  • Physical Requirements: Regular/daily onsite attendance, standing or sitting for prolonged periods, communication, repetitive motions, assessing accuracy, neatness, and thoroughness of work, moving about to accomplish tasks or move from one worksite to another, ascending/descending ladders, stairs, scaffolding, ramps, step stools, and the like, moving self into different positions to accomplish tasks in various environments including tight and confined spaces, working in an overhead position and reaching, adjusting or moving objects up to 25 lbs., operating machinery or power tools, operating motor vehicles and/or golf carts, identifying and inspecting objects, being able to work overtime, weekends, night hours (emergencies), working in small and/or enclosed spaces, traversing flat and non-flat terrain, working in extremely low or high temperatures, working in outdoor environments such as precipitation and wind, being exposed to hazardous chemicals.

Qualifications
