About the role
The Assistant Community Manager oversees the everyday operations and financial functions of the housing community under the supervision of the Community Manager. Key responsibilities include managing financial aspects, personnel, leasing, maintenance, and administrative tasks.
Responsibilities
- Post all payments and income accurately, timely, and efficiently.
- Process and reconcile daily account receivables.
- Monitor and follow up on bad debt, prepare late notices, and file evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post all charges to resident and non-current resident accounts; bill back utilities where applicable.
- Maintain accurate and organized records; audit resident files to ensure accuracy.
- Walk units and post move-out charges, statements, and security deposit refunds.
- Screen, hire, train, coach, and develop onsite staff.
- Ensure staff compliance and consistency with Company policies and procedures.
- Implement marketing strategies and systems, deal with resident complaints, and develop resident retention programs.
- Show, lease, and move in prospective residents.
- Manage customer service and monitor maintenance staff performance.
- Plan and utilize property resources, equipment, and supplies economically.
Requirements
- Minimum of 1 year experience with affordable housing programs, including LIHTC, HUD, and other applicable designations.
- Bachelor’s degree preferred or two years experience in the housing industry.
- Basic computer skills required.
- Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Qualifications
- High School Diploma or Equivalent.
- Ability to understand and perform all onsite software functions.
- Physical requirements include remaining in a stationary position, standing or sitting for prolonged periods, communicating with others, repeating motions, assessing accuracy, neatness, and thoroughness of work, moving about to accomplish tasks, ascending/descending ladders, stairs, scaffolding, ramps, step stools, and the like, moving self into different positions, lifting and placing objects up to 25 lbs., operating machinery or power tools, operating motor vehicles and/or golf carts, identifying and inspecting objects, working in small and/or enclosed spaces, traversing flat and non-flat terrain, working in extremely low or high temperatures, working in outdoor environments such as precipitation and wind, being exposed to hazardous chemicals, and working overtime, weekends, and night hours (emergencies).
