About the role
The Affordable Business Manager oversees day-to-day operations, compliance execution, and resident relationships across two small, intentionally managed Twin Cities communities. This role is the operational and relational anchor for the portfolio, focusing on leasing, recertifications, file integrity, vendor coordination, and resident communication.
Responsibilities
- Serve as the trusted, accessible face of both communities. Respond promptly and with care to resident questions, requests, and concerns. Build steady relationships that strengthen retention and resident wellbeing.
- Manage LIHTC, Section 42, Section 8, and MHFA program compliance with accuracy and consistency. Execute initial certifications, annual recertifications, and income verifications on schedule. Maintain organized, audit-ready resident files. Partner with SAIL's compliance team on file reviews and program reporting.
- Manage the application and waitlist process with fairness and precision. Verify eligibility against program requirements. Protect Fair Housing standards in every interaction.
- Oversee daily operations across both communities, including work order flow, vendor scheduling, inspections, and turn coordination. Hold vendors to scope, schedule, and quality. Partner with the maintenance team to ensure timely service.
- Manage rent collection, delinquency follow-up, and resident ledgers with consistency. Partner with accounting on budget execution and monthly variance review. Protect every dollar of community revenue with disciplined process.
- Participate in weekly Level 10 meetings, keep your scorecard current, and bring issues forward early using Identify, Discuss, Solve. Surface capacity or compliance risk before it becomes a finding.
Qualifications
- Two or more years managing affordable communities, including recertifications, income verifications, and resident file management
- Working knowledge of LIHTC and Section 42 requirements, plus Section 8 and MHFA program familiarity
- Demonstrated Fair Housing fluency and consistent, documented application of standards
- Proficiency with a property management system, Yardi preferred, and comfort adopting new technology
- Preferred: COS, TCS, HCCP, or SHCM certification, or the willingness to earn one with SAIL's support
- Familiarity with running on EOS

Requirements
- 2+ years of property management experience, with affordable housing exposure strongly preferred (LIHTC, Section 42, Section 8, MHFA, or HUD)

- Patient, warm communication with residents and a steady, professional tone with partners and ownership

- Proficiency in Yardi or similar property management software preferred
- Working knowledge of Fair Housing regulations
- Ability to work both independently within clear structure and as part of a centralized team
- COS, TCS, HCCP, or SHCM certification a strong plus
- Valid driver's license and reliable transportation required
